Real Estate Manager (Turkey & East Med.)

Guess is a leading company in the fashion retail sector, seeks a highly motivated and results-oriented Real Estate Manager to join its dynamic team within the Turkey and East Mediterranean region. This pivotal role plays a key role in shaping the future of the Guess brand by meticulously identifying and securing strategic retail locations, negotiating advantageous lease agreements, and collaborating cross-functionally to ensure the successful opening of new stores across the region.

•    Conduct comprehensive market analyses to identify prime retail locations that align with Guess's brand identity and corporate development standards within the Turkey and East Mediterranean region.

•    Negotiate and secure advantageous lease agreements for both new and existing Guess stores, fostering strong and collaborative relationships with landlords and developers within the region.

•    Collaborate effectively with the Finance Director to analyze store performance, prepare annual budgets, and ensure accurate financial reporting for all Guess stores in the region.

•    Travel to potential store locations to conduct thorough market research, scrutinizing demographics and key criteria to guarantee adherence to company policy and regulatory requirements.

•    Liaise effectively with design, legal, and other relevant departments to ensure seamless documentation and development of new Guess retail locations in the region.

•    Propose strategic store openings aligned with Guess’ expansion plan and the overall real estate philosophy of the company, considering the unique market dynamics and opportunities within the region.

•    Provide insightful recommendations and take decisive action to drive successful expansion and exceed established goals, reporting directly to the Regional Director of Guess Türkiye

•  Minimum of 10 years of demonstrably successful experience in commercial real estate management within the Turkey and /or East Mediterranean region, with a proven track record of securing advantageous lease agreements.

• Bachelor's degree in Finance, Accounting, or Business Administration, preferably with a focus on the region or relevant academic background.

• Proficiency in MS Office (Excel, PowerPoint) software.
• Excellent written and spoken English and Turkish communication skills, with fluency.

• Strong analytical and problem-solving abilities, coupled with a meticulous and detail-oriented approach.

•  Ability to thrive in a fast-paced and dynamic environment, adapt to change, and demonstrate independent initiative.

•  Excellent relationship-building skills and a commitment to fostering collaborative partnerships with diverse stakeholders.

•  In-depth understanding of the retail landscape, regulatory environment, and cultural considerations specific to the Turkey and East Mediterranean region.
