Job Description - P3 Project Manager

Description

The P3 Project Manager will represent Crawford Architects as Client Representative for the State of Hawaii for the New Aloha Stadium Entertainment District (NASED) development in Honolulu, Hawaii. Specifically, the P3 Project Manager will be responsible for monitoring project delivery for the Department of Accounting and General Services (DAGS) for the State of Hawaii through design review, documentation management, and construction-related activities across all project delivery phases. Additionally, the P3 Project Manager will manage and mentor a small four-person office team while maintaining effective communication and alignment between client, consultants, contractors, and internal staff.

Essential Job Functions:

  • Attend and support community and neighborhood meetings, serving as a technical resource, occasionally presenting project information, and documenting relevant discussions for internal reporting.
  • Monitor and participate (if required) in public Stadium Authority Board meetings to maintain project awareness and Demonstrate active engagement with stakeholders and the broader community.
  • Plan, coordinate, and facilitate recurring project coordination meetings, including preparation and distribution of agendas, reports, and meeting minutes.
  • Review, edit, and manage meeting documentation and reports to ensure accuracy, clarity, and alignment with project objectives.
  • Coordinate with internal and external teams to compile, review, and distribute Program Management Office (PMO) reports.
  • Review and process monthly pay applications in collaboration with consultants, contractors, and client representatives, including site verification and documentation review.
  • Participate in weekly and bi-weekly project meetings to support decision-making processes and maintain team alignment.
  • Manage and execute design review processes, including review of design submittals (Schematic Design, Design Development, and Construction Documents), coordination with stakeholders, and communication of review comments.
  • Oversee consultant coordination and manage agreements with sub-consultants contributing to design review efforts. Support construction and enabling projects, including closeout documentation and coordination of completed project elements.
  • Contribute to project-related planning efforts, including logistics associated with site transitions and operational continuity (e.g., relocation initiatives).
  • Supervise, mentor, and manage staff, including hiring and ongoing team development.
  • Prepare and deliver internal project updates and presentations to firm leadership and staff
  • Maintain effective communication and coordination among clients, consultants, contractors, and internal team members to ensure project continuity and success.


Requirements
  • Experience in construction administration and observation.
  • Strong ability to comprehend design and construction technical requirements.
  • Strong ability to interpret design drawings and documentation, including commonly used standards, practices and procedures within the profession.
  • Knowledge of building regulations, life safety codes, design techniques, tools and principles involved in the production of precision technical plans.
  • Strong creative and technical thinking skills.
  • Ability to communicate effectively, graphically, verbally and in writing.
  • Proficiency in Bluebeam and Microsoft Office Suite.
  • Strong organizational skills and attention to detail.
  • Strong administrative and project management skills with the ability to meet deadlines and work within budgetary guidelines providing high quality service to clients.
  • Ability to work independently and as part of a team.
  • Ability to build relationships and work successfully with many different constituents and personnel.

Experience/Education:

  • 15-20 years of experience in construction, architecture, engineering, or project coordination
  • Experience supporting large or complex projects (mixed-use, sports or hospitality)
  • Construction Project Management Certificate or related degree preferred
