The Maintenance Officer plays an important role in keeping Launch Housing properties safe, compliant and well maintained for the people who live in them. Working as part of the Assets team and closely with Housing Solutions colleagues, this role coordinates maintenance activity across Launch Housing’s residential property portfolio, including long-term housing, rooming houses and transitional housing.
While this vacancy has a particular focus on vacant maintenance, Maintenance Officers may work across responsive, cyclical and vacant maintenance functions to support operational needs and build broad capability across the property portfolio. This includes assessing maintenance requests, coordinating trades and contractors, preparing scopes of work, monitoring quality and compliance, and keeping accurate records of works, costs and outcomes.
The role suits someone who is practical, organised and service-focused, with strong communication skills and the ability to work collaboratively with colleagues, contractors and stakeholders to deliver timely, high-quality maintenance outcomes aligned with Launch Housing’s values and mission to end homelessness.
What you'll be doing:
- Coordinating and delivering day-to-day maintenance activities across Launch Housing’s residential property portfolio, including long-term housing, rooming houses and transitional housing.
- Responding to maintenance requests by assessing urgency, safety and tenant impact, and arranging timely repairs in line with Launch Housing property standards.
- Coordinating trades and contractors to complete works safely, professionally, within agreed timeframes and to required quality and compliance standards.
- Inspecting vacated properties and preparing scopes of work that identify repairs, cleaning and upgrades required to make properties ready for re-letting.
- Supporting routine, preventative and cyclical maintenance activities, including property inspections, safety checks, servicing and compliance-related works.
- Keeping accurate records of maintenance activities, completed works, certificates, reports, costs and invoices in relevant systems.
- Working closely with the Assets, Tenancy and broader Housing Solutions teams to keep properties safe, compliant and maintained to a high standard.
- Monitoring work orders, budgets and contractor performance to support value for money and consistent service delivery.
- Communicating clearly with colleagues, site teams, contractors and other stakeholders about repair progress, scheduled works and any tenant impacts.
What we're looking for (key selection criteria):
- Demonstrated experience in a hands-on maintenance position or similar.
- Demonstrated experience in property administration setup and ability to organise information systematically and logically.
- Sound computer skills.
- Strong administrative and time keeping skills.
- Ability to work within a team and also independently.
- Well-developed communication skills with an ability to influence internal and external stakeholders, and explain complex property details clearly.
- A valid Victorian driver’s licence (mandatory).
- Understanding of, or a demonstrated commitment to upholding, Child Safe Standards in the workplace.
- Strong communication and interpersonal skills, with the ability to engage effectively with people from diverse backgrounds.
