Due to the success in our Property Management Team JLL is now seeking an experienced Senior Property Manager for our Perth office at Central Park on St Georges Terrace.

What this job involves

The Senior Property Manager will be based at JLL Perth Office where you will join our Property Management team supporting a select group of private Clients.

You will be responsible for the operational and day-to-day property management of a portfolio of industrial and commercial properties in metropolitan Perth, in accordance with duties identified with the Management Agreements. You will be required to provide a high level of service delivery to our Clients.

Your key responsibilities will include:

  • Preparation and analysis of income/expenditure budgets, monthly reports, outgoings recoveries, forecasts and audits in accordance with the owner’s critical dates
  • Review and analyse performance of the properties e.g. monthly, quarterly reports, reforecast reports.  Maintain efficient and tight control over the properties’ operating costs
  • Manage prompt processing of creditor Tax Invoices.  Authorise payment of processed invoices as per client’s limits and JLL’s credit authority procedures
  • Ensure an accurate record of all tenancy matters are maintained and correspondence and official documentation is filed in the appropriate files
  • Ensure each tenant adheres to their lease and Building Rules and regulations
  • Liaise and conduct timely and appropriate discussions/meetings with all stakeholders and ensure file notes are kept of important matters
  • Respond to all tenant/contractor complaints/issues with professionalism and appropriate communication
  • Liaise and collaborate with leasing agency operatives as required
  • Building operational management, including arranging service contracts, adhoc repairs and maintenance and  managing services contractors as required
  • Conducting property inspections as per the frequency required in the management agreements

Interested?  An ideal candidate would need to have the following qualifications

Desired experience and technical skills

  • Commercial property management experience (5 + years preferred)
  • Tertiary qualifications (Property or Financial) would be an advantage however not essential
  • Current Real Estate Agents Representative Certificate (including Property Management) is required
  • Excellent organisational and time management skills and an ability to operate with a high degree of autonomy, accuracy and attention to detail
  • Ability to communicate with people at all levels is essential
  • Strong financial acumen with experience in accrual accounting desirable
  • A proven track record in gaining the trust of and delivering a high standard of service to clients
