Reporting Relationship:


The Housing Maintenance Supervisor works under the direction of the Housing Manager.



Primary Function:


The Housing Supervisor ensures all the M’Chigeeng First Nation housing units are managed to ensure maximum asset life. This includes ensuring that housing maintenance and renovations are coordinated, assigned, and implemented within the established guidelines and standards of the M’Chigeeng First Nation Housing Policy.  In addition, the Housing Supervisor will schedule maintenance and repair work and will be responsible for scheduling operations and maintenance personnel to fulfil the housing needs. 


 


Essential Functions:



  • Assists the Housing Manager to develop the annual work plan and budgets to maintain and upgrade housing in accordance with the estimated remaining life of property, funding agreements, and in alignment with M’Chigeeng’s strategic plan.

  • Assist Housing Manager to ensure an operational maintenance plan is developed and in place.

  • Ensures that the band buildings and band properties are properly maintained daily by completing minor and major repairs.

  • Assist with annual unit inspections for maintenance planning purposes and ensure inspections are accurately issued for planned work schedules and filed accordingly.

  • Develops and maintains a workorder system.

  • Prepares project schedules, cost analysis, and permits, engaging contractors and trades as required for renovations and maintenance.

  • Uses a work order system and prioritizes work orders.

  • Establishes daily work schedules for efficient, thorough completion.

  • Maintains record of types and frequency of service requests received.

  • Establishes emergency maintenance on-call schedule and posts and distributes emergency telephone numbers.

  • Shares on-call duty with Maintenance Workers and is available at all times via mobile unless previous arrangements have been made.

  • Maintains inventory of equipment, tools, and supplies and maintains preventative maintenance schedule (e.g., location of extra parts for appliances, equipment serial numbers, warranties, inspection certificates).

  • Makes supervisor approved purchases of supplies, equipment, and services.

  • Notifies management of maintenance problems and recommended solutions.

  • Assists in preparation of all maintenance-related records.

  • Meets with the Housing Manager daily to report on status of all scheduled work.

  • Assist in move-in and move out procedures, including removal of unclaimed tenant items from units and transport of tenant belongings when necessary and/or as directed by the Housing Manager.

  • Trains new housing maintenance staff.

  • Maintains updated preventative maintenance information.

  • Knows current condition of all vacant rental units.

  • Keeps workshop or housing utility room clean, orderly, and safe.

  • Enforces safety procedures for all housing maintenance staff.

  • Provides leadership for staff by following all MFN policies and procedures.

  • All other duties as assigned.

  • Processes bi-weekly time sheets and leave forms for maintenance.



Qualifications & Requirements



  • Grade 12 or equivalent

  • At least five (5) years construction / supervision experience

  • Ability to supervise, teach and motivate staff.

  • Construction/Building/Renovation Diploma or Certificate would be an asset.

  • Project Management Certificate or undergo training to obtain within six months of employment.

  • Valid Ontario Driver’s License - Class G, and clean driver’s abstract

  • Valid WHIMIS Certificate

  • Valid First Aid and CPR

  • Working knowledge of Occupational Health & Safety standards and practices

  • Must adhere to the use of personal safety equipment (i.e., steel toe boots, safety vest, etc.)

  • Working knowledge of basic electricity, plumbing and carpentry

  • Working proficiency of Microsoft office, including Excel, Word, and Outlook 



Other  



  • Knowledge of the Anishinabek culture and traditions

  • Fluency in Anishinabemowin would be an asset but should have the willingness to learn.

  • Dependable, reliable, and responsible

  • Excellent communication skills and interpersonal skills

  • Ability to work as a team player.

  • Flexible, able to work evenings, weekends, and on-call.

  • Familiarity with HVAC systems and various appliances

  • Confident and positive attitude

  • Ability to interact with a wide range of people.


 


Working Conditions:



  • Physical demands – Frequent periods of stooping, reaching, pushing, walking, climbing, standing, kneeling, lifting, and/or fixed work position. Lifting of some objects exceeding ten pounds. Occasional exposure to heights and confined spaces.

  • Environment – Periods of exposure to outside encountering adverse weather conditions, safety hazards and temperature extremes.

  • Mental Effort – Stress levels may be low to medium as there is staff to organize and assign work, plus ability to get the maintenance jobs done in a timely/emergent manner

  • Position Type/Expected Hours of Work – Regular full-time hours and requires availability for evening/night/weekend


 


CRC requirement must be current (30 days) and must be an Original or Certified copy.


 


CRC/VSS Rationale:  M’Chigeeng First Nation and its agents are in a position of trust in services to band member children and/or vulnerable adults, so a safe and secure working environment is mandatory.  CRC must have a record clear and/or dated of any convictions relating to sexual interference, sexual assault, or related charges.  The CRC must be current (30 days) and must be original.
