Senior Director Real Estate:

Reporting to the VP Real Estate, Foodtastic is seeking a Senior Director, Real Estate who will oversee and be responsible for all new leases, lease renewals, rent reduction negotiations, and implementation of new tools to make the department more efficient.

Responsibilities:

• Responsible for lease renewal proposals and negotiated business terms to ensure the financial terms of the lease meet with company/franchise partner budgets;


• Approve draft LOI and lease terms with internal/external legal counsel to ensure business terms align with company standards;


• Support new development plan following acquisitions, support existing sites, and help us cultivate the system;


• Track critical dates, including renewal notice period, lease expiries, possession date and commencement dates for franchisees and corporate stores;


• Approve ancillary documents (storage agreements, estopped certificates, pylon sign agreements etc.);


• Ensure charges are applied per the lease and communicate any changes to franchise partners and the accounting department for corporate rent roll;


• Ensure correct payment is made to landlords;


• Maintain a database concerning lease information for all stores;


• Ensure dates set out in agreements are met concerning fixturing and commencement;


• Gather documentation required for billing of tenant allowance;


• Ensures to contact landlords for monthly statements and updates arrears reports;


• Ensure proper insurance is in place for all locations;


• Maintains property index and lease correspondence files;


• Connect with franchising and construction departments for new stores and renovations;


• Deal sheet approval for new stores and renewal;


• Brokers selection and follow-ups;


• Support real estate directors in the management of the real estate for their brands;


• VP meetings for coordination within Foodtastic.

Salary range: up to $130,000.00 depending on the experience.
