Senior Estimator - Interiors

The Senior Construction Estimator specializes in Commercial Building Interior renovation and Office fit-up projects.  They are responsible for the accurate, timely preparation of budgets and full-cost estimates.  
They will analyze proposals, site conditions, design Intent, and specifications & drawings.  The Senior Construction Estimator will be comfortable dealing with ambiguity and is able to quickly establish scope requirements with budget scenarios.  They will be responsible for articulating an estimate of the overall cost and deliverables for each project.
The Senior Construction Estimator will draw on significant-general construction experience to support interior design development with costing, selection and constructability advice.  They will review design options and recommend best solution based on cost, schedule, quality, or availability of materials.
They will create innovative solutions and opportunities, looking beyond plans and specifications.

Costing Strategy & Analysis:  

• Estimate pre-contract costs; analyze tenders and recommend awards; prepare estimates of labour and/or material costs. 
  


• Liaise, consult and communicate with engineers, architects, owners, contractors, and subcontractors on changes and adjustments to cost estimates from all stages of design. 
  


• Adept at identifying missing information in specification packages.
  

Pricing Analysis:

• Assemble accurate, standardized, and well-organized estimates and proposals in a timely manner for Stipulated Price, Design-Build, and Construction Management formatted projects.
  


• Prepare a list of bid items and obtain quotations. Request pricing from trades & suppliers and track follow-up.  Review quotes for accuracy & generate a list of follow-up questions.  Manage standard expectations for subcontractor price requests.
  


• Perform pricing analysis together with owner, design, and construction teams. 
  

Requirements

• Minimum 5 years of commercial construction/building experience with a minimum of 3 years of project estimating experience.
  


• Proven experience of successfully working internally with an operational team and externally with Clients, Architects/Engineers, and subcontractors.
  


• Strong knowledge of Chartered Institute of Quantity Surveyors (CIQS) standard method of measurement – elemental/trade, and Standard contract conditions – CCDC.
  


• Exceptional knowledge of Excel, Bluebeam, and/or estimating software. Generate take-offs using BlueBeam or estimating software; Strong Computer proficiency (MS Office, MS Project).
  


• Knowledge of Canadian building codes and standards, Strong understanding of architectural, structural, interior, mechanical, electrical drawings.  Understand contractual terms and conditions.
  


• Active experience in the construction market and established sub-trade relationships.
  

Licenses and/or Professional Accreditation

• Technical degree/diploma/certificate in Architectural, Construction or Civil Technology, Construction Management, Quantity Surveying, Building Science or in a related field.
  


• Working towards Professional Quality Surveyor (PQS) designation or member of Canadian Institute of Quantity Surveyors (CIQS) or Royal Institution of Chartered Surveyors (RICS).
  


• Project Management Institute (PMI) Certification, an asset.
  


• Valid Drivers License.
