Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal.  If you are a student registered in an official co-op program at your post-secondary institution and completion of a final work term is a mandatory component for you to graduate, you are eligible to apply with the understanding that you will leave QuadReal at the end of your work term or have the possibility to be considered for full-time opportunities.

Based in Vancouver, the Co-op/Intern, Investment Management, Residential, will report to the Director, Investment Management and support QuadReal’s Domestic West Residential Investment Management team. The team is responsible for evaluating and executing asset and portfolio strategies, managing transactions, development files, and joint venture relationships. They support decision‑making by producing portfolio performance reporting, conducting underwriting, and preparing investment memorandums, letters of recommendation, research reports, brochures, and other analytical materials.

What You Will Experience:

  • Actively participate in asset management and operations meetings to maximize performance of assigned assets. 

  • Create and update portfolio level tracking summaries to monitor leasing, capital and returns. 

  • Preparation of financial analysis, proforma modeling, market reports and investment memoranda for a variety of purposes, including property level hold-sell analysis; major capital and leasing investments decisions; and as required, acquisition/disposition analysis. 

  • Portfolio and property level performance analysis and the development and preparation of presentation materials. 

  • Active role in the execution of annual business plans; operating and leasing budgets; and quarterly reports and presentations. 

  • Assist in managing the appraisal process, including providing external/internal appraisers with property level information and insight. Work with the valuations group to provide analytics to support the business. 

  • Assist the investment team with due diligence and other tasks required in the acquisitions/dispositions processes. 

  • Gather and interpret market and economic research and coordinate integration with analysis and preparation of investment memos.

  • Prepare and present a ‘capstone’ presentation to senior management at the culmination of the internship.

What You Will Bring:

  • Currently enrolled in an academic program preferably in Real Estate, Finance, Mathematics/Statistic or Economics. Working towards CFA is considered an asset 

  • Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets. 

  • Excellent communication and presentation skills; ability to effectively communicate and present results that articulate key themes and messages. 

  • Advanced knowledge of Excel, PowerPoint and Word; knowledge of Argus Enterprise a plus. 

  • Previous experience working within a real estate company (asset management or development), real estate brokerage or advisory firm, appraisal firm, or real estate lender is desirable. A strong interest in developing a career within real estate is essential. 

The expected hourly rate for this is $28.
