Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal. If you are a student registered in an official co-op program at your post-secondary institution and completion of a final work term is a mandatory component for you to graduate, you are eligible to apply with the understanding that you will leave QuadReal at the end of your work term or have the possibility to be considered for full-time opportunities.
Based in Toronto, the Co-op/Intern, Residential Operations, Community will report to the Residential Training Director and support a wide range of Residential Operations roles. Based on a rotational approach, time will be spent at Communities performing a variety of Management and Maintenance roles as well as within the corporate office supporting groups such as Marketing, Training, Revenue & Operations Management and Capital Planning.

What You Will Experience:
Revenue Management
Assist in setting Rental Prices-Adjusting rental rates based on market conditions, demand, supply, and competition.
Work closely with community teams and Yardi support to have correct rental pricing updated in Yardi
Market Analysis: Making sure the competition market report is updated by all community teams and incorporated in the pricing report
Random pricing checks to be done across platforms to see the correct pricing is reflected
Assist in building reports for renewal pricing strategy for Alberta communities on monthly basis
Assist the Revenue Manager in building reports for various pricing calls and bring forward pricing recommendations
Prepare weekly or monthly reports on performance, highlighting any shifts in occupancy, pricing, and revenue
Collaborate with the marketing team: Work with marketing teams to align promotional activities with revenue management strategies
Coordinate with leasing teams: Help ensure leasing agents are aligned with current pricing and occupancy targets
Assist in the setup of new development communities (if applicable) in Yardi and across different platforms; working closely with various internal groups to collate the data
Assist the Revenue Manager with ad hoc tasks
Reporting support: Prepare reports or data visualizations for a deep dive into specific performance metrics or market conditions
Support cross-functional meetings: Attend meetings with other teams to provide insights or collect necessary data for rapid decision-making
Help with strategic initiatives: If the team is working on a new revenue management initiative (like dynamic pricing or automated tools), contribute by researching best practices or helping implement and track the progress.
Ad-hoc presentation support: Assist the RM in preparing presentations or data visualizations for executive meetings.
Programs & Training
Collaborate with Programs and Training Team Specialists to pull data reports, identify trends, gaps, and conduct audience analysis.
Provide educational support by reviewing and testing newly created eLearning programs and learning plans before they are deployed to production.
What You Will Bring:
Currently enrolled in an academic program preferably in Real Estate, Business, Urban Development, Property Management or other closely correlated programs like marketing or hospitality management
Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages
Ability to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, residents and the public; self-motivated and professional
Advanced knowledge of Excel, PowerPoint and Word; knowledge of Argus Enterprise a plus
Experience with customer service and ensuring customer excellence. Previous experience working within a real estate company (property management) is an asset
