We are seeking an experienced and commercially driven Development Director to lead and oversee property development projects from land acquisition through planning, execution, completion, and handover. The role is responsible for driving project feasibility, development strategy, stakeholder management, financial performance, and overall project delivery in line with the company’s business objectives.
The ideal candidate should possess strong leadership capabilities, sound market knowledge, and extensive experience within the property development industry.
Lead the overall planning and execution of property development projects.
Manage the full development cycle including:
Land sourcing and acquisition
Feasibility studies
Planning and approvals
Design development
Construction implementation
Sales and handover
Develop project strategies aligned with market demand and company objectives.
Ensure projects are delivered within timeline, budget, quality, and compliance requirements.
Evaluate project feasibility, financial viability, and investment returns.
Prepare and manage development budgets, cash flow, and cost control strategies.
Monitor project profitability and overall financial performance.
Work closely with finance, sales, marketing, and project teams to optimize development outcomes.
Liaise with government authorities, consultants, contractors, and external stakeholders.
Manage submission and approval processes with local authorities and regulatory bodies.
Build and maintain strong relationships with landowners, joint venture partners, investors, and business partners.
Lead and mentor internal development, project, and technical teams.
Coordinate cross -functional departments to ensure smooth project execution.
Drive performance, accountability, and continuous improvement within the team.
Identify and mitigate development, commercial, legal, and operational risks.
Ensure compliance with statutory requirements, company policies, and industry regulations.
Monitor market trends, competitor activities, and industry developments.
Bachelor’s Degree in:
Property Development
Civil Engineering
Architecture
Quantity Surveying
Urban Planning
Construction Management
Real Estate
or related disciplines.
Master’s Degree / MBA is an added advantage.
Minimum 10–15 years of experience in property development industry.
Proven experience managing large -scale residential, commercial, mixed -use, industrial, or township developments.
Strong exposure to:
Development planning
Land acquisition
Authority submission
Project implementation
Financial feasibility
Experience in leadership or senior management capacity is required.
Strong commercial and business acumen.
Excellent leadership and stakeholder management skills.
Strong understanding of development processes, market trends, and regulatory requirements.
Good negotiation, presentation, and communication skills.
Ability to make strategic and data -driven decisions.
Strong problem -solving and project management capabilities.
Experience in high -rise, township, industrial park, or mixed development projects.
Familiarity with local authority approval processes and regulatory frameworks.
Established network within the property and construction industry.
Strategic thinker with strong execution capability.
Results -oriented and commercially driven.
Able to work in a fast -paced and dynamic environment.
Strong sense of ownership and accountability.
High integrity and professionalism.
