General Manager, Property Development

Strategy & Business Planning

• Develop and implement divisional business plans in alignment with overall corporate strategy
  
• Conduct market research and feasibility studies, and formulate effective pricing and project phasing strategies
  
• Lead product development initiatives, including design planning and preparation of project briefs
  
• Identify potential development opportunities and evaluate associated risks
  

• Oversee the full property development lifecycle, from land acquisition through to project completion
  
• Manage the submission of drawings and documentation to relevant authorities for approvals, including KM and BP
  
• Liaise with land offices and survey authorities on all land -related matters, including SIFUS applications and strata title issuance in compliance with the Strata Management Act 2013 and Regulations 2015
  
• Lead and coordinate with architects, engineers, contractors, and consultants to resolve project issues and provide solutions during Client -Consultant -Contractor (CCC) meetings
  
• Ensure projects are completed on time, within budget, and meet established quality standards (CONQUAS, QLASSIC, QAQC, PQP)
  
• Provide leadership, guidance, and coaching to team members to build a competent and high -performing team
  

• Oversee project budgets, cash flow management, and financing arrangements
  
• Monitor project profitability and return on investment (ROI)
  
• Prepare and present reports for senior management and board -level review
  

• Liaise with government authorities to ensure regulatory compliance and timely approvals
  
• Build and maintain strong relationships with investors, business partners, and community stakeholders
  
• Effectively manage multiple projects under tight deadlines and high -pressure environments
  
• Demonstrate strong leadership, interpersonal, and communication skills
  

Requirements

• Bachelor’s Degree in Property Development, Civil Engineering, Architecture, Finance, or a related discipline; an MBA is an added advantage
  
• Minimum 10–15 years of experience in property development, including at least 5 years in a senior management
  
• Strong leadership capabilities, sound financial acumen, and solid project management expertise
  
• Excellent stakeholder management, communication, and interpersonal skills
  
• In -depth knowledge of regulatory requirements and industry practices
  
• Working knowledge of ISO 14000 and ISO 19000 series standards, with experience in implementing or maintaining compliance frameworks.
