1. Role Summary
The Real Estate Consultant advises clients on the acquisition, disposal, development, leasing and management of real estate assets in Lagos State. The role combines market and feasibility analysis, financial appraisal, title and regulatory due diligence, and transaction management, with the objective of protecting client value and reducing execution risk across the asset lifecycle.
2. Key Responsibilities
Advise clients on site acquisition, disposal, leasing and joint-venture structures across residential, commercial, retail and mixed-use assets.
Conduct market and feasibility studies, including comparables, absorption rates, rental yields and highest-and-best-use analysis.
Build and review financial models: development appraisals, IRR and NPV analysis, cash-flow projections and sensitivity testing.
Carry out title and documentation due diligence — Certificate of Occupancy, Governor’s consent, deed of assignment, survey plans, excision and gazette status, and encumbrance searches at the Lagos State Lands Registry.
Manage transactions end to end, from term sheet and offer negotiation through documentation to perfection of title.
Liaise with regulators and agencies, including the Lagos State Lands Bureau, LASRERA, LASPPPA, Physical Planning and the relevant local planning authorities.
Coordinate external valuers, surveyors, architects, contractors, project managers and legal counsel.
Prepare client-ready advisory reports, investment memoranda and board papers.
Originate and maintain a pipeline of investor, developer, landlord and institutional relationships.
Monitor policy, tax and market developments affecting Lagos real estate, and advise clients on their implications.
3. Qualifications and Experience
Bachelor’s degree in Estate Management, Urban and Regional Planning, Land Economics, Law, Finance or a related discipline; a Master’s degree or MBA is an advantage.
Five to eight years’ experience in real estate advisory, brokerage, development or investment, with demonstrable exposure to the Lagos market.
NIESV membership and ESVARBON registration (for valuation-facing work) preferred; RICS or CIArb credentials an added advantage.
Working knowledge of the Land Use Act, Lagos State land administration practice, tenancy law and the LASRERA registration regime.
Strong financial modelling ability in Excel, with confidence presenting to investors, boards and institutional clients.
Established network across developers, high-net-worth individuals, institutional investors, pension fund administrators and family offices.
Valid driver’s licence and willingness to travel within Lagos State.
