Commercial Leasing Manager Wellington

Stonewood Group is a Wellington-based investment and operating group with a growing commercial property portfolio spanning office, retail and hospitality assets. We're adding a dedicated Commercial Leasing Manager to convert a significant vacant-space opportunity across our Wellington portfolio into signed, performing leases.

The role

Reporting to the Head of Property Operations, you'll own the full leasing cycle for assigned Wellington vacancies — from prospecting and qualifying tenants through to inspections, proposals, negotiation and lease commencement. This is a hands-on, deal-execution role with clear commercial parameters, a genuine pipeline of opportunity, and direct exposure to portfolio strategy.

What you'll do

• Build and work target lists across office, retail and hospitality occupiers, and run disciplined outbound prospecting.


• Qualify enquiries, conduct professional property inspections, and progress opportunities to proposal stage.


• Prepare commercially sound proposals and lead routine negotiations within approved parameters.


• Coordinate transactions through to lease commencement — heads of terms, due diligence, legal instructions and handover.


• Maintain an accurate leasing pipeline and report activity, forecasts and market intelligence.


• Work closely with the Property Manager, internal delivery teams, external agents and legal advisers.

What you'll bring

• At least three years' experience in commercial leasing, commercial property, agency or complex B2B sales.


• Strong prospecting discipline and confidence engaging senior business decision-makers.


• A track record of qualifying opportunities, running inspections and closing negotiated outcomes.


• Sound commercial grasp of net rent, OPEX, GST, incentives, reviews and lease structuring.


• Excellent written communication and CRM/record-keeping discipline.


• Sound judgement, discretion, and comfort operating within delegated authority.
