Position Overview

The BMS Operator (Building Management System Operator) provides specialized technical support for building automation systems, monitoring and controlling HVAC, lighting, security, and other integrated building systems through computerized control platforms. This role combines technical expertise in BAS/BMS technology with operational knowledge to optimize building performance, maintain occupant comfort, respond to system alarms, and support energy efficiency objectives through effective system operation and management.

Key Responsibilities

Building Management System Monitoring and Control

The BMS Operator serves as the primary operator for building automation systems, continuously monitoring system performance, equipment status, and alarm conditions through the BMS interface. This includes responding to system alarms and alerts promptly to identify and address equipment malfunctions, setpoint deviations, or control failures, adjusting HVAC system setpoints, schedules, and operating parameters to maintain optimal comfort conditions and energy efficiency, monitoring space temperatures, humidity levels, and air quality parameters to ensure compliance with design criteria, and controlling equipment start/stop sequences, operating modes, and load management strategies to balance comfort with operational efficiency. The role requires constant vigilance and proactive management of building systems through the BMS platform.

System Optimization and Energy Management

Optimizing building system performance to minimize energy consumption while maintaining comfort is central to this role. The BMS Operator implements and monitors energy conservation strategies including optimal start/stop algorithms, demand-controlled ventilation, economizer operation, and equipment staging optimization, adjusts temperature reset schedules for hot water, chilled water, and supply air based on outdoor conditions and building loads, monitors real-time energy consumption data and identifies opportunities to reduce waste or improve efficiency, manages peak demand to minimize utility demand charges through load shedding and equipment cycling strategies, and tracks system performance metrics including energy usage, operating hours, and efficiency indicators. The role leverages BMS capabilities to achieve sustainability goals and reduce operating costs.

Alarm Management and Troubleshooting

Effective alarm response ensures issues are addressed quickly to minimize impact. The BMS Operator investigates alarm conditions to determine root causes including sensor failures, equipment malfunctions, or control logic errors, troubleshoots BMS-related issues including network communication problems, controller failures, and software glitches, coordinates with maintenance technicians and engineers to resolve equipment problems identified through BMS monitoring, prioritizes alarms based on criticality and impact to building operations and occupant comfort, and documents alarm events, troubleshooting steps taken, and resolutions in the BMS and CMMS. The role serves as early warning system for equipment problems requiring attention.

Occupant Comfort and Service Requests

Maintaining optimal comfort conditions and responding to occupant needs is a key responsibility. The BMS Operator responds to temperature complaints and comfort issues by analyzing zone conditions and adjusting controls appropriately, investigates hot/cold calls using BMS data to identify causes such as equipment failures, control issues, or design limitations, makes real-time adjustments to thermostats, dampers, and system setpoints to address comfort concerns promptly, communicates with building occupants regarding comfort issues, expected resolution timeframes, and system limitations, and tracks comfort complaint patterns to identify chronic problem areas requiring engineering solutions. The role balances individual comfort preferences with overall system efficiency and fairness.

Scheduled Operations and System Management

Managing equipment schedules and operating modes ensures systems operate appropriately for building occupancy and usage patterns. The BMS Operator programs and adjusts equipment schedules for normal occupancy, holidays, special events, and tenant-specific requirements, implements seasonal changeovers between heating and cooling modes across building systems, manages after-hours HVAC requests ensuring proper billing and efficient service delivery, coordinates equipment shutdowns for maintenance activities and manages system startups following service completion, and maintains override schedules for special events, overtime occupancy, and temporary operating requirements. The role ensures building systems operate according to planned schedules while accommodating dynamic needs.
