Job Description - Revenue Assurance Officer

A. Sales revenue
verification

1.       Verify every unit reported as sold
meets the qualifying criteria before it enters the weekly or monthly sales
report.

2.       Match each SPA to the approved
price list; flag any price below list or discount outside the Delegation of
Authority.

3.       Confirm buyer KYC and AML/CFT
checks are on file, including source-of-funds for cash or high-value payments.

4.       Check that each sale is recorded
in the ERP/CRM against the correct unit, buyer, price and payment plan, and
that no unit is sold twice.

5.       Review cancellations, resales,
swaps and transfers for approval, forfeiture calculation and correct reversal
of revenue.

6.       Flag sales recorded in the wrong
month or not yet qualifying to Finance for correction.

B. Sales collection
verification

1.       Reconcile the PDC register to each
payment plan: every instalment has a cheque or agreed payment method, with
correct amount and date.

2.       Match collections to bank
statements monthly; investigate unmatched receipts, cash receipts and receipts
in third-party names.

3.       Track bounced cheques,
replacements and legal notices; confirm penalties and late fees are applied or
properly waived.

4.       Track receivables ageing by
project and unit; escalate balances past agreed thresholds.

5.       Confirm no unit is handed over or
title transferred before full payment or an approved exception.

C. Leasing revenue
verification

1.       Verify each lease is signed,
registered with the relevant authority, and matches the approved rate card and
leasing policy.

2.       Check rent-free periods, discounts
and incentives against approval limits.

3.       Reconcile three sources for every
unit: physical occupancy on site, ERP status and the lease register. Flag
occupied-but-not-billed, billed-but-vacant and expired-but-occupied units.

4.       Confirm renewals are processed and
repriced before expiry, and that expired contracts are either renewed, vacated
or escalated.

5.       Verify service charges, utilities
recharges, parking and other ancillary income are billed completely.

D. Leasing collection
verification

1.       Reconcile security deposits and
rent PDCs held to the lease register and to the cheque custody log.

2.       Match rent receipts to bank
statements; investigate cash collections and unallocated receipts.

3.       Age tenant arrears; confirm
follow-up, notices and legal escalation follow policy.

4.       Verify deposit refunds on exit:
deductions supported by the move-out inspection, refunds approved and paid to
the tenant of record.

E. Commissions, incentives
and payouts

1.       Verify every commission payment
advice against verified sales and leases before disbursement.

2.       Check commission tier, agent
attribution and splits; watch for units clubbed under other agents' names to
reach a higher tier.

3.       Confirm broker and external agent
fees are contracted, approved and paid only after qualifying collection.

F. ERP data integrity and
reporting

1.       Maintain the Sales Verification
Register and a Lease Verification Register as the single tracked record of
exceptions.

2.       Reconcile sales and leasing
reports to the ERP and to Finance's ledger each month.

3.       Recommend report templates and
system fields that close gaps, for example missing PDC status or fee columns.

4.       Raise ERP status corrections with
Property Management and Sales and confirm they are made.

G. Controls, policy and
compliance

1.       Test compliance with the leasing
policy, sales policy and Delegation of Authority.

2.       Cover the relevant items in the
real estate compliance program (RERA and related regulations) and AML/CFT
requirements for property transactions.

3.       Document control gaps found during
testing and suggest practical fixes.

4.       Report red flags and suspected
fraud to the Head of GRC immediately.

H. Stakeholder management
and follow-up

1.       Agree findings with process owners
before reporting, with evidence attached.

2.       Track every open exception to
closure in the audit follow-up tracker.

3.       Support walkthroughs for Sales,
Leasing and PM teams when policies or controls change.



Requirements

•         Bachelor’s degree in accounting,
Finance or Commerce.

•         4 to 6 years in accounts
receivable, credit control, audit, or real estate sales or leasing
administration.

•         Basic understanding of how
property sales and leases work: reservations, payment plans, PDCs, lease
contracts, deposits.

•         Real estate experience in Qatar or
the GCC.

•         Professional qualification (ACCA,
CIA or CMA) will be an added advantage.
