The Building Maintenance Supervisor is responsible for overseeing and coordinating all building maintenance activities to ensure that facilities, equipment, and infrastructure are maintained in a safe, functional, and cost -effective condition. The role requires strong technical expertise across multiple trades including carpentry, plumbing, electrical maintenance, painting, plastering, and general building repairs, while supervising cleaning, security, maintenance staff and contractors to deliver high -quality service. They are the interface between the business and its tenants and facilitate move -in, move out and viewings for both commercial and residential spaces.
Perform, Plan, coordinate, and supervise daily maintenance activities across residential, commercial, industrial, or mixed -use properties.
Conduct regular inspections of buildings, facilities, and equipment to identify maintenance requirements and potential risks.
Ensure preventative and reactive maintenance programs are implemented effectively.
Prioritise maintenance requests and allocate resources accordingly.
Respond promptly to emergency maintenance issues and breakdowns this includes after hours.
Building Repairs and Maintenance
Oversee and perform general building maintenance including:
Carpentry repairs and installations
Plumbing maintenance and repairs
Electrical fault identification and minor electrical repairs
Clearing of Drains, Gutters, downpipes and catchpits.
Tiling and flooring maintenance
General handyman services
Ensure all work is completed to acceptable quality and safety standards.
Team Leadership
Supervise maintenance technicians, artisans, and contractors.
Supervise security and cleaners
Conduct performance monitoring and address performance issues where necessary.
Ensure team compliance with company policies and procedures.
Contractor Management
Source, coordinate, and supervise external service providers and contractors.
Verify work quality and compliance with agreed specifications.
Ensure contractors comply with safety regulations and site requirements.
Ensure work is done and follow up if not.
Health and Safety
Ensure Tenants comply with Occupational Health and Safety (OHS) regulations.
Conduct Tenant workplace safety inspections. Such as ensuring Fire Escapes are open, DB Boards are free and clear, Extinguishers are serviced.
Investigate maintenance -related incidents and implement corrective actions.
Requirements
Valid driver's license.
Minimum 5 years' building maintenance experience.
Experience within commercial, residential, retail, industrial, or property management environments.
Please note this job requires Saturday morning work as well as Monday to Friday.
