Utilities Manager

• Manage and lead utilities team/department to achieve organizational outcomes.
  
• Review recovery ratios ensuring that ratios are maintained and optimized where possible.
  
• Critically analyze monthly council and tenant electricity, water and waste data to highlight potential issues and discrepancies.
  
• Monthly utility management performance reporting for each property flagging potential issues with service providers and internal stakeholders.
  
• To ensure the optimal and accurate recovery tariff allocation in line with the Company's agreed billing methodologies.
  
• To review the accurate allocation of supply, metering and expenses to consumers and ensure all consumption is accounted for and recovered.
  
• Validate Council bills to ensure properties are correctly metered and correct tariffs applied.
  
• To ensure all tenant, billing, municipality, and technical queries are addressed timeously.
  
• To provide specialist and/or technical support related to utility management to property management teams where needed.
  
• Build, maintain and manage strong working relationships with all utilities service providers.
  
• Keep up to date with municipal Bylaws with respect to Utilities billing and/or Tariff structures and highlight any changes or concerns to management.
  
• Scheduling regular maintenance for equipment
  
• Monitoring the performance of service providers, meter readers and solar companies to ensure that services are being delivered satisfactorily.
  
• Responsible for all Project Management activities for installations such as Solar PV Systems.
  
• Scoping and Implementation of various projects such as smart metering and solar installation.
  
• Lead and direct the execution of utility projects.
  
• Actively monitors the project progress in line with the contract schedule and ensures the parties adhere to the program.
  
• Establishes procedures for award and administration of any Project contracts.
  
• Management of maintenance, repairs, and alterations to all buildings, facilities and utilities.
  

Requirements

• Min Qualification: BCom Degree or Bachelors Degree in Mechanical or Electrical engineering
  
• 5+ Years Relevant Working Experience in Engineering Services, Utilities Management
  
• Must have data analysis understanding and must be able to present findings to management
  
• Knowledge of Electricity, water, and waste management principles
  
• Knowledge and understanding of Solar PV systems
  
• Knowledge and understanding of Metering and verification principles
  
• Understanding of electrical and water supplies in buildings
  
• Understanding of finances (budgets, understand municipal bills, ability to interpreting data)
  
• Understanding of Utility management (especially within the context of recovery of utilities within multi -tenanted properties)
  
• Understanding of municipal Bylaws with respect to Utilities billing and/or Tariff structures
  
• Electrical distribution systems and energy fundamentals
  
• Effective verbal, written and listening communications skills
  
• Proficient in Microsoft Office with a strong emphasis on Excel (Intermediate)
  
• Attention to detail and methodical
  
• Ability to work under pressure and meet deadlines (excellent time management skills)
