Lead the strategy behind one of Australia's largest retail property portfolios where you'll play a key role in shaping and optimising our national store network, ensuring our property portfolio supports long-term growth, operational excellence, and outstanding commercial outcomes. 

Reporting to the National Property Leasing Manager, you will be responsible for the strategic management of a designated portfolio of Officeworks stores, driving lease renewals, landlord negotiations, occupancy cost outcomes and portfolio optimisation initiatives. Working closely with internal stakeholders and external partners, you will ensure your portfolio supports long-term business growth, operational excellence and strong commercial outcomes. 

This is an exciting opportunity for an experienced property professional to influence network strategy, strengthen key commercial relationships, and help position Officeworks for continued success. 

What you'll be doing 

• Manage and optimise a designated regional property portfolio, ensuring alignment with Officeworks' network and commercial objectives.  


• Lead lease renewals, market rent reviews, lease restructures and landlord negotiations across your portfolio.  


• Drive occupancy cost management initiatives and identify opportunities to improve portfolio performance and commercial outcomes.  


• Support network optimisation activities, including store relocations, renewals, and closure assessments.  


• Build and maintain strong relationships with landlords, developers, property owners and key external stakeholders.  


• Monitor market conditions and provide insights to support leasing decisions and future network planning.  


• Partner with Property, Finance, Legal, Operations and Store Development teams to deliver business outcomes.  


• Ensure compliance with lease obligations, governance requirements and leasing processes.  


• Identify risks and opportunities within the portfolio and develop strategies to maximise value for Officeworks.  


• Contribute to broader leasing initiatives and the delivery of the national property strategy. 

About you

You'll bring extensive experience in retail, commercial, or large-scale property leasing, together with a proven ability to navigate complex negotiations and build influential stakeholder relationships. You are commercially astute, strategically minded, and thrive in environments where you can drive long-term business outcomes through strong partnerships and portfolio leadership. 

• Significant experience in retail, commercial property or portfolio management environments.  

• Proven success negotiating lease renewals, market rent reviews and commercial lease transactions.  

• Strong commercial acumen with a track record of delivering occupancy cost savings and portfolio optimisation outcomes.  

• Sound knowledge of retail leasing legislation and commercial property principles.  

• Strong stakeholder management skills with the ability to influence landlords, developers and senior business leaders.  

• Highly developed analytical, negotiation and problem-solving capabilities.  

• Experience using property management systems, lease administration tools and portfolio reporting platforms.  

•  Exposure to large-format retail, multi-site portfolios or national store networks will be highly regarded.
