Job Description - Asset Manager


Sizewell C’s business is to design, finance, construct, commission, operate, maintain, and eventually decommission the nuclear power plant and related infrastructure at Sizewell C in Suffolk. Overall, whilst the Company is in the construction phase, the Boards’ principal focus is on the development and construction of Sizewell C on time, on budget and to the highest quality and safety standards. The Company is maturing to meet all these requirements.


 


Sizewell C is economically regulated by OFGEM under the Regulated Asset Base (RAB) model similar to other UK electricity distribution networks and Thames Tideway.


 


Sizewell C construction strategy is to replicate the design of Hinkley Point C, using the majority of the same supply chain, but innovating in the way it is delivered to achieve savings in time and cost of around 20%. The CCO will need to be guided by and incorporate lessons learned from the Hinkley Point C commercial delivery to achieve Sizewell C’s ambition.


 


Following Financial Completion and Revenue Commencement, Sizewell C is fully funded and is owned by; The Secretary of State for Energy Security and Net Zero representing HM Government, La Caisse, Centrica, EDF and Amber Infrastructure.


 


Sizewell C is entering an exciting phase of growth as we mature into an independent organisation and continue building one of the UK’s largest and most important energy projects. We’re looking for motivated a delivery‑focused Senior Project Manager with experience in large‑scale infrastructure, engineering or complex construction environments.

Overview


As the Asset Manager you will support the Senior Land Manager and Head of Land in the effective management, optimisation and strategic stewardship of a major commercial property estate required for the SZC Project. This includes day‑to‑day operational management of a geographically dispersed portfolio of offices, industrial assets and residential facilities, as well as strategic decision‑making, project delivery, refurbishment and development initiatives. The role ensures that property assets are safe, compliant, cost‑effective and aligned to the Project’s operational and programme requirements.


 


Principal Accountabilities


 


Estate & Operational Management



  • Manage the operation of a growing national estate of c.30 commercial properties, ensuring each site is safe, compliant, well‑maintained and operationally effective.

  • Oversee planned preventative maintenance (PPM) programmes, ensuring schedules are up‑to‑date, delivered on time and adjusted based on asset condition.

  • Manage the monitoring of Monitor statutory compliance across all sites, ensuring valid certification for fire safety, electrical testing, gas safety, water hygiene, asbestos, lifts and other regulated areas.

  • Manage the conducting of regular site inspections and audits, identifying issues early and ensuring timely resolution.

  • Ensure asset registers, compliance logs and property records are updated an maintained.


 


Facilities Management & Contractor Oversight



  • Manage FM teams and service providers, ensuring delivery of high‑quality services aligned to KPIs and SLAs.

  • Lead procurement and tendering of FM contracts (cleaning, security, M&E, grounds maintenance, waste), ensuring value for money.

  • Monitor contractor performance, escalate issues and ensure corrective actions are implemented.

  • Ensure business continuity and emergency response plans are in place and tested for each site.


 


Financial & Performance Management



  • Lead the  preparation and monitoring of property budgets, forecasts and financial reports, including operational costs, FM expenditure and project budgets.

  • Track and analyse property performance metrics (energy use, occupancy, maintenance spend, utilisation) to identify efficiencies and improvement opportunities.

  • Manage financial and administrative processes for procuring and instructing external advisors, including briefing, procurement, invoicing and internal reporting.

  • Lead on annual asset valuations and provide accurate data to valuers.


 


Tenant, Occupier & Stakeholder Management



  • Act as primary point of contact for tenants and occupiers, resolving issues and maintaining strong working relationships.

  • Work with the Senior Land Manager and Head of Land alongside external consultants in managing lease events including renewals, rent reviews, break options, dilapidations and re‑gears.

  • Work closely with internal teams (DCO Planning, Delivery, Site Operations, Environment, Security, Finance) to ensure property assets support operational requirements.


 


Strategic Asset Management



  • Lead the development and implementation of estate strategies to optimise performance, reduce risk and ensure assets meet evolving project needs.

  • Identify underperforming or surplus assets and support decisions on disposal, redevelopment or reconfiguration.

  • Undertake space planning and utilisation reviews to ensure efficient use of property assets.

  • Contribute to sustainability and energy‑efficiency initiatives, including EPC improvements and net‑zero planning.

  • Maintain a risk register for the estate, identifying and mitigating risks to operations, compliance and project delivery.


 


Project, Refurbishment & Development Support



  • Lead property projects including refurbishments, reconfigurations, enabling works and development feasibility assessments.

  • Manage project delivery from concept to completion, ensuring scope, budget, quality and programme requirements are met.

  • Coordinate surveys, site investigations, planning applications and stakeholder engagement.

  • Act as client representative in managing external consultants, contractors and professional advisors.



  • Ensure compliance with Company Governance, Health & Safety legislation and internal assurance processes, including preparation of board papers and governance documentation.


 


Knowledge, Skills, Qualifications & Experience



  • Understanding of FM operations, statutory compliance, building safety and property lifecycle management.

  • Experience managing refurbishment, maintenance or development projects is advantageous.

  • Understanding of commercial property or asset management, ideally across office, industrial or accommodation assets is preferable but not essential.

  • Strong numeracy, literacy and analytical skills.

  • Excellent written and verbal communication skills, with the ability to engage effectively with internal and external stakeholders at all levels.

  • Ability to manage a varied workload, prioritise effectively and work to tight deadlines.

  • Strong problem‑solving skills and ability to identify issues and propose solutions.

  • Ability to work collaboratively within a multidisciplinary team.

  • High degree of integrity, professionalism and confidentiality.

  • Ability to adapt to a dynamic project environment and respond effectively to changing priorities.

  • University level degree

  • Prince 2 or equivalent
