Included, but not limited to:

Operate and monitor boilers, steam systems, hot water systems, and related auxiliary equipment.
▪
Perform routine maintenance on boilers, burners, pumps, and controls, including cleaning, lubrication, and adjustments.
▪
Conduct daily inspections of boiler systems and record pressures, temperatures, fuel usage, and water levels.
▪
Monitor and maintain boiler water treatment systems, including chemical testing, blowdowns, and adjustments.
▪
Troubleshoot boiler equipment, including burners, valves, gauges, feedwater systems, and safety devices.
▪
Report unusual conditions, alarms, or malfunctions to the Boiler Room Supervisor.
▪
Maintain daily logs, documentation, and service records for all work performed.
▪
Ensure boiler rooms and work areas are clean, safe, and organized after maintenance activities.
▪
Respond to service requests and steam/heat complaints from the facilities office in a timely manner.
▪
Follow established safety procedures and ensure compliance with boiler codes, ASME standards, and state regulations.
▪
Interpret blueprints, technical drawings, schematics, and job specifications for boiler and steam system work.
▪
Ensure all work complies with infection prevention protocols, Joint Commission standards, and fire/life safety requirements.
▪
Perform routine preventive and corrective maintenance of steam distribution and condensate return systems.
▪
Maintain tools and equipment in clean, safe, and operational condition.
▪
Document work performed and materials used in the CMMS and follow preventive maintenance schedules.
▪
Assist during emergency responses, boiler shutdowns/startups, and facility repairs.
▪
Collaborate with Facilities Engineering’s other trades (HVAC, plumbing, electrical) to support integrated projects.
▪
Respond to work orders, emergencies, and on-call duties as required.
▪
Respond to emergency calls outside of regular work hours when required.
▪
Train or assist in the training of Boiler Operator I or apprentice-level team members.
▪
Perform other duties as assigned by Management.
Required:
1. High School Diploma or equivalent.
2. 3-5 years of experience in Boiler Operations or relevant area.
Preferred:
1. NJ State Boiler Operator license.
2. NJ Blue Seal, High Pressure license.
