Position Title: Construction Billing Manager Location: 3311 CO RD 47 Florence, AL 35630 Job Type: Full-Time
Position Overview The Construction Billing Specialist is responsible for managing the full billing lifecycle for multiple commercial construction projects. This role requires hands-on experience with pay applications, progress billing, and Schedule of Values (SOV), along with strong coordination between accounting and project management teams. This is not a standard AR role—this position requires a deep understanding of construction billing processes, documentation, and deadlines.Key Responsibilities
Prepare and submit monthly pay applications
Develop, maintain, and adjust Schedule of Values (SOV) for all active projects
Execute progress billing based on percent complete and project milestones
Track and incorporate approved change orders into billing cycles
Maintain accurate tracking of retainage by project and line item
Prepare and manage lien waivers (conditional and unconditional)
Ensure all billing complies with contract terms and GC/owner requirements
Collaborate with Project Managers to verify:
Project progress
Installed materials
Billing accuracy prior to submission
Track accounts receivable tied specifically to pay applications
Follow up on outstanding payments and resolve billing discrepancies
Maintain organized documentation:
Contracts
Pay applications
Change orders
Compliance documents
Assist with Work in Progress (WIP) reporting and job cost alignment
Manage and meet strict monthly billing deadlines
Required Qualifications
3+ years of experience in commercial construction billing
Proficiency in Microsoft Excel (tracking logs, formulas, reconciliation)
Experience working with Project Managers and construction teams
Strong attention to detail and organizational skills
Ability to meet deadlines in a fast-paced environment
Preferred Qualifications
Experience with construction accounting or project management software
Experience in mechanical, HVAC, plumbing, or electrical contracting
