Construction Senior Project Manager – Luxury Custom Homes

POSITION OVERVIEW

We are seeking an experienced Senior Project Manager to lead the successful delivery of one or more luxury custom homes from preconstruction through final closeout.

This individual will have overall responsibility for the project budget, schedule, contracts, procurement, client communication, design-team coordination, subcontractor management, quality, documentation, and profitability.

The right individual has 5-10+ years of construction experience, with a minimum of 5 years specifically in luxury custom home construction, and understands the level of organization, communication, financial management, and attention to detail required to successfully deliver a high-end custom residence.

YOU WOULD BE RESPONSIBLE FOR

• Manage luxury custom homes from preconstruction through completion and final closeout.
• Review plans and specifications and establish scopes of work.
• Develop and maintain project budgets and master construction schedules.
• Obtain and analyze subcontractor bids and negotiate agreements and purchase orders.
• Manage procurement, permitting, RFIs, submittals, shop drawings, approvals, and project documentation.
• Own project financial performance, including cost reports, committed costs, forecasting, change orders, allowances, invoices, and subcontractor payment applications.
• Work closely with the Superintendent/site team to maintain schedule, quality, safety, and overall project execution.
• Coordinate architects, engineers, interior designers, landscape architects, consultants, subcontractors, and suppliers.
• Serve as a principal point of contact for the homeowner and communicate clearly regarding schedule, budget, selections, changes, and construction issues.
• Identify financial, contractual, scheduling, and construction risks before they impact the project.
• Manage closeout and warranty items while protecting the company's reputation and project profitability.

DO YOU HAVE WHAT IT TAKES?

Luxury Custom Home Experience

• 5-10+ years of construction experience with a minimum of 5 years specifically in luxury custom home construction.
• Proven experience managing high-end custom residences from preconstruction through final turnover.
• Strong understanding of the complexity, finishes, coordination, and client expectations associated with luxury residential construction.

Project & Financial Management

• Strong experience with budgeting, cost reporting, forecasting, subcontractor bidding, buyout, contracts, change orders, allowances, and procurement.
• Ability to develop and maintain detailed construction schedules and identify potential delays.
• Strong understanding of plans, specifications, RFIs, submittals, shop drawings, and construction documentation.
• Ability to identify financial and project risks early and take ownership of solutions.

Leadership & Client Management

• Proven ability to work closely with Superintendents and lead the overall project team.
• Comfortable coordinating architects, engineers, interior designers, consultants, subcontractors, suppliers, and vendors.
• Strong homeowner/client communication skills with the ability to manage expectations throughout the construction process.
• Highly organized, proactive, detail-oriented, and accountable for project results.
