JOB PURPOSE or JOB SUMMARY:

The Director of Maintenance is responsible for the leadership and oversight of maintenance operations across the company’s affordable housing portfolio. This position establishes portfolio-wide maintenance standards, provides leadership and support to maintenance teams, and is accountable for property condition, preventive maintenance, work-order performance, vendor management, and execution of approved capital projects. The Director of Maintenance partners closely with Property Management and Asset Management to ensure physical asset needs are appropriately identified, prioritized, budgeted, and addressed.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

•  Lead and oversee maintenance operations across the portfolio.
•  Establish and maintain portfolio-wide maintenance standards, procedures, and preventive maintenance programs.
•  Monitor property condition, work-order performance, unit turns, inspections, and recurring maintenance issues.
•  Conduct property inspections and identify operating deficiencies, capital needs, and opportunities for improvement.
•  Provide leadership, technical guidance, and problem-solving support to maintenance teams.
•  Monitor maintenance expenses, purchasing, and vendor performance to support budget compliance and cost control.
•  Develop scopes of work, review bids, and provide recommendations for major repairs and capital projects.
•  Coordinate and oversee execution of approved capital projects and verify satisfactory completion.
•  Support annual capital planning, budgeting, property inspections, procurement, and warranty tracking.
•  Oversee maintenance-related activities associated with new property onboarding, construction turnover, and warranty periods.
•  Ensure properties comply with applicable safety requirements, local codes, company standards, and required maintenance programs.
•  Partner with Property Management and Asset Management to prioritize physical needs and resolve significant property issues.
•  Identify opportunities to improve maintenance efficiency, service delivery, property condition, and operating costs.
•  Staff Supervision and Development
•  Participate in the recruitment, onboarding, training, and development of maintenance personnel.
•  Establish maintenance performance expectations and provide coaching and accountability to maintenance leadership and teams.
•  Identify training needs and ensure maintenance personnel have the knowledge, tools, and resources necessary to perform effectively.
•  Promote consistent maintenance practices and accountability throughout the portfolio.

MINIMUM QUALIFICATIONS:

•  Minimum of 10 years of progressive facilities or multifamily maintenance experience, including supervisory or multi-site leadership experience.
•  Extensive knowledge of HVAC, plumbing, electrical, carpentry, appliances, building systems, and general construction.
•  Experience with preventive maintenance, property inspections, vendor management, budgeting, and capital projects.
•  Strong leadership, communication, organizational, and problem-solving skills.
•  Ability to analyze maintenance costs and make financially sound repair-versus-replacement and vendor recommendations.
•  Affordable housing/multifamily experience preferred.
•  Relevant maintenance or building systems certifications preferred.
•  Must be willing to travel throughout the portfolio.
•  Language Skills
•  Ability to communicate clearly and effectively with employees, vendors, business partners, and leadership, both orally and in writing.
•  Computer Skills
•  Proficiency with Microsoft Office and applicable property management, maintenance, or business software.
•  Reasoning Ability
•  Ability to analyze complex operational issues, exercise sound judgment, establish priorities, and make effective decisions.
