General Manager Yonkers, NY $90,000 – $110,000 / year
OVERVIEW A well-established affordable housing portfolio in Yonkers is looking for a General Manager to take full ownership of a 300+ unit property's day-to-day operations and regulatory compliance. This is a hands-on leadership seat — you'll run the budget, the team, and the books, and you'll be the one agencies and residents come to when something needs an answer.
This property runs on LIHTC, HUD Project-Based Section 8, tenant-based vouchers, and DHCR rent stabilization, so the ideal person already knows how those pieces fit together and isn't learning compliance on the job.
WHAT YOU'LL DO
Own the property's financial performance — budget prep, monthly reporting, and keeping the numbers on track
Run rent collections, including arrears tracking, payment plans, and non-payment/holdover proceedings when they're needed
Keep the property audit-ready for HUD and LIHTC compliance, including REAC, MOR, ENSPIRE, and HQS inspections and file reviews
Manage DHCR rent stabilization registrations and the annual statutory filings (lead-based paint, window guards, energy grades)
Work daily in Yardi Voyager and RealPage to track occupancy, compliance, and financials
Supervise and develop the on-site team, including the property manager, assistant property manager, and resident services staff
Handle resident relations and step in before issues become bigger problems
Build and maintain relationships with the agencies, inspectors, and vendors this property depends on
Work alongside counsel on legal proceedings tied to non-payment or holdover cases
WHY YOU MATTER Affordable housing only works when someone's actually running it well. This role is that person — keeping residents housed, keeping the paperwork clean with every agency that has a say, and keeping the property financially sound. A few hundred families are counting on this property being run right.
WHAT IT TAKES
5+ years of supervisory-level property management experience in affordable housing
Deep working knowledge of HUD Project-Based Section 8, LIHTC, and DHCR rent stabilization rules
Direct experience with REAC, MOR, ENSPIRE, and HQS inspections and file reviews
Comfort with non-payment and holdover proceedings, including working with attorneys when a case needs to go further
Proficiency in Yardi Voyager and/or RealPage
Strong budget and financial reporting skills — comfortable owning a P&L, not just reading one
Certified Occupancy Specialist (COS) or a similar compliance certification preferred
Bachelor's degree preferred
Bilingual Spanish/English is a plus
