Global Real Estate Senior Manager

Job Purpose

This role is responsible for developing and executing the Company’s global real estate and facilities portfolio strategy across owned and leased properties. It provides governance and functional oversight for site selection, acquisitions, dispositions, lease transactions, facilities contracts, construction, renovations, workplace standards and portfolio optimization. The position partners with business and functional leaders to ensure the global footprint supports operational requirements, future growth, cost efficiency, regulatory compliance and a consistent Company image. The role maintains visibility of portfolio performance, obligations, utilization, costs, risks and opportunities and translates these insights into practical recommendations for facility consolidations, relocations, investments and transactions.

Roles & Responsibilities

SAFETY, SECURITY & COMPLIANCE

• Maintain the highest standards of corporate governance and ensure all real estate, facilities and construction activities are conducted ethically and in compliance with the Code of Business Conduct, Company policies, delegated authorities and applicable laws and regulations.
• Partner with HSE, Security, Legal, Risk and local leadership to ensure facilities, construction activities and third-party service providers meet applicable health, safety, environmental, physical-security and risk-control requirements.
• Ensure owned and leased locations maintain required local permits, occupancy approvals, licenses, zoning approvals, building-code compliance and other statutory documentation applicable to their use and operation.
• Coordinate legal and commercial review of leases, purchase and sale agreements, construction agreements, facilities contracts, easements and other property documents before execution.

• Oversee real estate and facilities due diligence for proposed acquisitions, disposals, new sites, relocations, expansions and consolidations, including title, survey, zoning, environmental, structural, accessibility and operational considerations as applicable.

• Identify and escalate material compliance gaps, landlord obligations, property risks, environmental liabilities and contractual exposures; coordinate corrective action with accountable stakeholders.

QUALITY

• Ensure real estate services, facilities contracts, projects and transactions are delivered in accordance with Company standards, approved scope, service levels, quality requirements and business expectations.
• Develop and maintain global standards for branch appearance, workplace image, space planning, signage, finishes, furniture and minimum facility requirements, allowing for local regulatory and operational needs.
• Establish governance for project design, specifications, contractor performance, change control, commissioning, handover and closeout documentation.
• Monitor vendor and consultant performance through defined service levels, scorecards, audits and corrective-action plans.
• Maintain reliable portfolio, lease, project and cost data and continually improve the quality, consistency and accessibility of real estate information and records.

VISION & LEADERSHIP

• Develop and drive the global real estate and facilities portfolio strategy in alignment with business plans, workforce requirements, customer needs, capital priorities and long-term operating objectives.
• Advise senior leadership on footprint strategy, portfolio risks, occupancy costs, lease exposures, capital requirements and opportunities to improve utilization and reduce structural cost.
• Lead strategic scenario planning for future facility consolidations, relocations, expansions, closures, acquisitions and disposals.
• Establish global governance, decision rights, approval thresholds, standards and performance measures for real estate transactions, facilities contracts and capital projects.
• Provide functional direction and subject-matter guidance to Geozone and local stakeholders responsible for real estate and facilities activities.
• Monitor market conditions, property trends, business growth plans and lease expirations to identify opportunities and risks early and support timely decisions.
• Champion a portfolio-management approach that balances operational continuity, employee and customer needs, cost, flexibility, risk and long-term value.

OPERATIONS

• Manage or support the management of the Company’s real estate activities, including site identification and selection, property acquisition and disposition, building and land transactions, and leasing of office, industrial, warehouse, manufacturing, R&M and other operational facilities.
• Lead or coordinate negotiations for new leases, renewals, expansions, contractions, extensions, terminations, subleases, assignments and material lease amendments in partnership with Legal, Finance, Tax and the business.
• Arrange or assist with the purchase, sale or construction of facilities and ensure transaction documents, approvals, conditions, obligations and closing requirements are properly completed and retained.
• Manage the lease lifecycle and critical-date process, including renewals, expirations, options, notice dates, rent changes, landlord obligations, guarantees and other material commitments.
• Oversee facilities-management contracts and supplier relationships, including maintenance, building services and other outsourced property services, ensuring appropriate scope, pricing, service levels, compliance and performance governance.
• Lead major renovations, remodels, expansions, relocations and facility-improvement initiatives from business requirements and design through execution, commissioning, handover and closeout.
• Partner with business leaders to assess capacity, utilization, operational requirements and future demand and develop recommendations for consolidation, co-location, expansion or exit.
• Coordinate site searches, market studies, property evaluations, site tours and comparative analyses with brokers, consultants and internal stakeholders.
• Oversee property and transaction due diligence and coordinate cross-functional input from HSE, Security, Legal, Finance, Risk, Tax, IT, Supply Chain, HR and Operations.
• Develop and maintain a global property and lease inventory that captures ownership, use, size, location, critical dates, financial commitments, utilization, condition, risks and planned actions.
• Maintain relationships with landlords, brokers, developers, contractors, architects, engineers, property managers, consultants, government bodies and community or zoning representatives.
• Support business continuity and operational readiness by ensuring facilities are fit for purpose and landlord, vendor and internal obligations are clearly assigned and monitored.

COMMUNICATION

• Prepare clear, decision-oriented business cases, recommendations, executive summaries and portfolio updates for senior leadership and approval committees.
• Communicate transaction strategy, project scope, costs, risks, schedules, dependencies and decisions to internal stakeholders in a timely and transparent manner.
• Build effective partnerships with Operations, Finance, Legal, HSE, Security, Risk, Tax, IT, Supply Chain, HR, Communications and other functions involved in property decisions.
• Act as the primary corporate point of coordination for strategic landlords, brokers, developers, consultants and key facilities service providers.
• Communicate global branch-image and workplace standards and provide practical guidance to Geozone and local teams on implementation.
• Escalate material lease, project, compliance, schedule, cost or service-performance issues with recommended actions and accountable owners.

FINANCIAL

• Develop lease-versus-purchase, hold-versus-sell and consolidation analyses using discounted cash flow, net present value, total occupancy cost and relevant qualitative considerations.
• Prepare financial models and business cases for acquisitions, dispositions, new leases, renewals, relocations, capital projects and portfolio optimization initiatives.
• Develop and manage real estate and facilities budgets, forecasts, capital plans and savings commitments within approved authority and financial policy.
• Negotiate competitive commercial terms for leases, purchases, sales, construction and facilities contracts and document the financial and operational value achieved.
• Monitor rent, operating expenses, service charges, taxes, utilities, capital expenditure and other occupancy costs; identify variances, risks and savings opportunities.
• Partner with Finance and Accounting to support lease data, payment accuracy, commitments, accruals, forecasts and applicable lease-accounting requirements.
• Evaluate property holdings and recommend investment, disposal, consolidation or restructuring actions based on business need, risk, market conditions and financial return.
• Identify and pursue available economic-development incentives, landlord contributions, abatements or other transaction benefits where appropriate.

PEOPLE & DEVELOPMENT

• Provide functional leadership, coaching and guidance to the global and regional real estate community and to local stakeholders responsible for property and facilities activities.
• Clarify roles, decision rights, objectives and performance expectations for team members, matrix resources, vendors and consultants.
• Build capability in lease administration, transaction management, facilities contracting, project governance, financial analysis, negotiation, compliance and portfolio planning.
• Partner with Human Resources on workforce planning, performance management, succession, development and retention for the real estate function.
• Promote collaboration, accountability, knowledge sharing and consistent application of global standards across locations and Geozones.
• Maintain an effective network of qualified brokers, contractors, architects, engineers, project managers and specialist consultants to supplement internal capability.

Experience & Education

• Bachelor’s degree in real estate, business, finance, construction management, architecture, engineering or a related discipline; equivalent relevant experience may be considered.
• Minimum 10 years of progressive experience in corporate or commercial real estate, facilities portfolio management, transactions, lease administration, construction or workplace projects.
• Demonstrated experience managing a geographically dispersed portfolio of owned and leased office, industrial or operational properties.
• Proven experience negotiating complex leases, renewals, purchase and sale transactions, facilities contracts and commercial terms.
• Experience leading renovations, remodels, relocations, consolidations and capital projects through cross-functional and external teams.
• Experience preparing financial models, business cases and executive recommendations for real estate decisions.
• Working knowledge of local permitting, zoning, building-code, licensing and property due-diligence requirements.
• Experience managing brokers, landlords, contractors, consultants and outsourced facilities providers.

PREFERRED

• Master’s degree in business, real estate, finance, construction management or a related discipline.
• Recognized professional designation or certification such as CCIM, MCR, CPM, RPA, PMP, LEED, MRICS or an equivalent market-relevant credential.
• International portfolio experience and experience in oil and gas, oilfield services, energy, industrial manufacturing or another asset-intensive environment.
• Experience with lease administration, integrated workplace management, project controls or portfolio analytics systems.

Knowledge, Skills & Abilities

• Strong knowledge of corporate real estate portfolio strategy, commercial leasing, acquisitions, dispositions, facilities contracts, construction and project delivery.
• Advanced negotiation and commercial judgment, with the ability to balance cost, flexibility, risk, operational continuity and long-term value.
• Ability to develop and interpret financial models, total occupancy cost analyses, capital budgets and transaction recommendations.
• Ability to read and interpret leases, contracts, site plans, surveys, architectural drawings, specifications and project documentation.
• Knowledge of property due diligence, zoning, permitting, occupancy, building-code and licensing requirements and the ability to coordinate qualified specialists.
• Excellent project, program and portfolio-management skills, including scope, schedule, cost, risk, change and stakeholder management.
• Strong analytical capability and attention to detail in managing portfolio data, critical dates, contractual obligations and executive reporting.
• Executive-level written and verbal communication skills and the ability to influence senior stakeholders across functions, cultures and geographies.
• Ability to manage multiple concurrent transactions and projects with internal clients, landlords, brokers, contractors and consultants.
• Demonstrated leadership, integrity, business acumen, customer orientation and commitment to Company standards.

Travel Requirement:

This role may require domestic and international travel of approximately 20-30%, including visits to offices, manufacturing and R&M facilities, warehouses, project sites and prospective properties.
