Groundskeeper

Main Purpose

As a Groundskeeper at RAM, you will be responsible for maintaining the cleanliness, appearance, and overall condition of the properties within the assigned portfolio. This position will also support the maintenance team with basic maintenance tasks, unit turns, punches, and make-ready activities across the portfolio, helping ensure our communities remain clean, safe, functional, and well maintained.

Essential Functions

Grounds & Portfolio Maintenance

• Maintain the cleanliness and overall appearance of the properties within the assigned portfolio, including grounds, common areas, parking areas, walkways, and amenities.


• Pick up trash and debris throughout the communities and ensure all areas remain clean and presentable.


• Assist with pressure washing, cleaning, painting, and general property upkeep.


• Identify and report maintenance, safety, or property condition issues to the appropriate supervisor.


• Travel between properties within the assigned portfolio as needed to complete assigned tasks.


• Support the preparation of properties for inspections as needed.

Unit Turns, Punches & Make-Readies

• Assist the maintenance team with unit turns and make-ready activities across the portfolio.


• Complete basic punch-list items to prepare vacant units for new residents.


• Perform touch-up painting, caulking, minor drywall repairs, hardware replacement, and other basic repairs within demonstrated skill level.


• Assist with the installation or replacement of blinds, screens, door hardware, fixtures, and similar items.


• Help ensure vacant units are clean, functional, and ready for final inspection.

Maintenance Support

• Assist the maintenance team with basic preventive and corrective maintenance tasks as assigned.


• Perform minor repairs within demonstrated skill level.


• Assist with moving appliances, materials, supplies, and maintenance equipment as needed.


• Help maintain maintenance shops, storage areas, tools, and supplies in a clean and organized condition.


• Promptly report repairs or conditions requiring specialized maintenance to the Maintenance Supervisor.


• Support maintenance needs at different properties within the assigned portfolio as required.

Standard Keeper

• Follow company safety procedures and use appropriate personal protective equipment (PPE).


• Maintain safe and clean working conditions throughout the communities.


• Ensure assigned work is completed according to RAM quality standards.


• Provide courteous and professional service to residents, vendors, and team members.


• Properly use and care for company tools, equipment, and materials.


• Participate in training and professional development as required.

Qualifications & Requirements

• Previous experience in groundskeeping, apartment maintenance, construction, painting, handyman work, or a related field is preferred.


• Basic knowledge of general maintenance and repair work.


• Ability and willingness to perform hands-on tasks, including punches, make-readies, painting, cleaning, and minor repairs.


• Strong attention to detail and ability to identify maintenance or safety concerns.


• Ability to work independently and as part of a maintenance team.


• Reliable, organized, and service-oriented.


• Language: English proficiency is preferred but not required.


• Ability and willingness to travel between properties within the assigned portfolio as needed.


• Ability to perform the physical requirements associated with groundskeeping and property maintenance.
