POSITION SUMMARY: The housekeeper is responsible for providing property with general custodial functions, light maintenance and additional duties as assigned.

RESPONSIBILITIES AND ESSENTIAL FUNCTIONS:

1. Obtains list of vacant units and move-outs that need to be cleaned immediately in order to prepare work assignments.


2. Responsible for the care, maintenance and inventory of all housekeeping supplies and equipment owned by the property and/or the management company.


3. Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.


4. Maintain a safe work environment and adhere to safe work practices.


5. Responsible for thorough knowledge of management company policies and property community policies.


6. Cleans and maintains entry lobby, including cleaning of windows, doors, mopping floors, vacuuming carpets, etc. on a daily basis, with more frequent cleaning as necessary to maintain excellent entrance appeal.


7. Conducts general cleaning of walls, windows, tables, etc. throughout the building(s) on a daily basis.


8. Cleans laundry room(s), community room(s), conference room(s) and management offices on a daily basis.


9. Vacuums hallways, sweeps and cleans parking lot each daily.


10. Cleans community bathrooms daily, more often, if necessary, to maintain sanitary conditions.


11. Cleans stairways and elevators on a regularly scheduled basis


12. Cleans vacant units, including stoves, refrigerators, bathrooms, floors, windows, etc. as needed.


13. Reports all maintenance repairs needed to supervisor.


14. Waters flower planters daily (seasonally where applicable).


15. Picks up trash from grounds daily.


16. Uses hose to clean front entry walks on a regularly scheduled basis.


17. Changes all light bulbs in hallways and common areas as needed.


18. Maintains all custodial equipment and supplies.


19. Completes minor work orders for residents and/or management as assigned by supervisor.


20. Assists other members of Building Maintenance team, this may include HVAC filter changes; moving and installation of furniture and equipment; removing snow from sidewalks; and other maintenance duties.


21. Maintains courteous and helpful attitude with residents.


22. Attends training as required.


23. Regular and consistent attendance is required.

WORKING CONDITIONS:

Work Environment: Work is performed indoors and outdoors. Must be prepared for changing conditions. Potential exposure to harsh chemicals. Equipment noise may be encountered.

Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand; use hands and fingers to handle or feel; and reach with hands and arms. The employee frequently is required to walk. The employee is frequently required to sit; climb or balance; stoop, kneel, crouch, push, pull or crawl; talk or hear. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 - 50 pounds. Specific vision abilities required by this include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Equipment Used: Uses common custodial equipment including mops, brooms, vacuum cleaners, power buffers, and ladders to carry out duties.

Expected Hours of Work: Monday – Friday, 8:00 a.m. to 5:00 p.m. Some evening and weekend hours may be required.

REQUIRED EDUCATION AND EXPERIENCE (Knowledge, Skills and Abilities):

Education: High School diploma or equivalent required or demonstrated ability to read labels, instructions, etc. and property mix chemicals used in the cleaning process.

Experience: 1 year of general work experience, strongly prefer prior custodial experience.

Licensure/Certification/Registration: Valid Driver's License and good driving record are preferred; however, it is not required to apply. May be required to transport self to offsite locations.

• Must have some mechanical ability, in relation to building maintenance such as changing bulbs, hanging pictures, etc.


• Criminal background check required.
