Job Purpose: Responsibility to provide HVAC services with specific duties identifying repair and/or replacement needs. Also responsible for installing, repairing, maintaining and upgrading the HVAC systems and equipment; assisting other HVAC skilled trades.
What You’ll Do
Diagnose heating and air-conditioning problems and determine repair or replacement needs.
Inspect HVAC equipment and perform routine and preventive maintenance.
Repair heating, cooling, and HVAC components.
Manage and order equipment, parts, and supplies.
Respond to HVAC emergencies, including participating in an after-hours emergency call schedule.
Perform general building maintenance and custodial duties, both indoors and outdoors.
Assist with snow removal and grounds maintenance.
Perform minor electrical and plumbing repairs.
Operate maintenance equipment such as snow blowers, lawn mowers, drills, saws, and floor-care machines.
Set up rooms for meetings, in-services, and other events.
Assist with moving residents into rooms or changing resident rooms.
Maintain the department’s Preventive Maintenance Program.
Keep work areas clean, dry, and safe for residents, staff, and visitors.
Work professionally with residents, families, employees, volunteers, and the public.
Follow Plant Operations quality and safety standards.
Complete reports, attend required training, serve on committees, and perform other assigned duties.
What You’ll Need
HVAC knowledge and hands-on repair experience
Ability to troubleshoot heating and air-conditioning systems
Experience with preventive maintenance
Basic knowledge of electrical and plumbing repairs
Ability to safely use power tools and mechanical equipment
Ability to perform general building maintenance
Ability to work independently and respond to emergencies
Good communication and customer-service skills, especially when working around residents and families
Ability to work indoors and outdoors, including helping with snow removal
Willingness to participate in an emergency/on-call rotation
Ability to maintain a safe, clean work environment
Ability to document work orders, maintenance activities, and reports
Required HVAC certifications, licenses, or experience if specified elsewhere in the full posting
