Job Description - Land Rights & Title Specialist

We are seeking an experienced Land Rights & Title Specialist to support utility and infrastructure projects through title research, property document review, and interpretation of legal descriptions. This role works closely with right-of-way professionals, surveyors, project managers, and other project stakeholders to research and interpret documented property ownership and land rights.


 


What You’ll Do



  • Research deeds, easements, rights-of-way, title reports, recorded documents, assessor records, maps, and other property records.

  • Read and interpret legal descriptions and compare them with maps, plats, surveys, and other project documentation.

  • Research property ownership, chains of title, easements, while analyzing and interpreting existing utility land rights.

  • Identify discrepancies, missing information, or conflicting property documentation and escalate items requiring additional review.

  • Prepare clear title summaries, ownership reports, document abstracts, and property research packages.

  • Support utility and infrastructure projects with title, easement, right-of-way, and property research.

  • Coordinate with right-of-way professionals, surveyors, title companies, project managers, and other stakeholders.

  • Maintain accurate and organized property and title research records.


 


What We’re Looking For



  • 3+ years of title research, title examination, or closely related title experience.

  • 3+ years of professional real estate, right-of-way, land services, property acquisition, land administration, or comparable real-property experience. Residential real estate sales experience alone does not meet this requirement.

  • Experience reading and interpreting legal descriptions, deeds, easements, title reports, and recorded property documents.

  • Strong research, analytical, organizational, and communication skills.

  • High attention to detail and ability to manage multiple assignments independently.

  • Utility, infrastructure, energy, public works, or right-of-way project experience is preferred.


 


Work Environment



  • This position follows a hybrid work schedule requiring in-office presence at least three (3) days per week.
