We are looking for a professionally minded and motivated new team member to help grow our luxury management portfolio in the downtown Sioux City area. This Property Manager will be responsible for assisting the Senior Property Manager in performing all duties and functions required for efficient operation of designated properties in a cost-effective manner while maitaining the highest of standards for our residents and owners for our properties.
PRIMARY RESPONSIBILITIES include the following. (Other duties may be assigned).
Plan and manage the activities of all assigned personnel.
Work closely with the Director of Compliance to supervise and control the operations of designated properties in a cost-effective manner.
Ensure that established occupancy targets are reached and maintained for each assigned property.
Ensure that established receivable targets are reached and maintained for each assigned property, while ensuring financial stability of respective complexes.
Responsible for all monthly reports being submitted in a timely manner.
Ensure that an adequate number of personnel are on site each day to meet tenant’s demands. Ensuring holidays are covered on an on-call basis.
Ensure that all required paperwork is prepared in an accurate and timely manner and forwarded to the appropriate person when completed.
Provides exceptional customer service to prospective tenants, tenants, vendors and coworkers.
Ensure that all newly assigned employees and/or vendors receive an intensive orientation to their assigned property, job tasks, quality requirements, and tenants service levels. Further ensures and that all assigned property personnel receive continuing education and training in their job requirements on a regular basis.
Ensure that all assigned properties maximize return on investment, control operating expenses and meet or exceed established net profit objectives.
Ensure that all maintenance requests are done correctly and completed in the allotted time frame and communicate any issues or concerns to your Supervisor
Observe and monitor assigned properties ensuring that company policies and procedures are followed to maintain standards for safety, quality, and overall company and tenant satisfaction.
Ensure that all assigned personnel comply completely with established quality control and tenant satisfaction standards. Ensure that each assigned property, its work areas, equipment, tools, buildings, and grounds are maintained in the very best of condition at all times, including inspecting damage and assist with insurance claims.
Responsible to resolve and or reach a compromised solution to personnel and operational problems which arise from assigned properties in a timely, accurate, compassionate, and professional manner.
Responsible to handle and resolve tenant complaints and inquiries in a timely and professional manner ensuring that a “win-win” solution results and that both the tenant and the company are satisfied with the outcome.
Responsible to become thoroughly knowledgeable of and complies fully with and enforces in a fair and equitable manner, all company operating and personnel policies, procedures, rules, and regulations.
Ensure proper and correct pricing of all rental units. Ensure that required legal approvals for applicants seeking affordable housing are secured. Responds to all emails and phone messages in a timely manner.
Assist in preparations of the annual budgets.
Conduct weekly site visits and inspect all reported vacancies followed by submitting reports to direct Supervisor. Responsible for annual reviews of supervised employees and making recommendations for compensation adjustments to the Supervisor.
Maintain and demonstrate professional and technical knowledge by attending seminars, educational workshop training sessions; reviewing professional publications; establishing personal networks; participating in professional societies; becoming involved in community events, and always representing the company in a positive professional manner.
Keep continuing ed and required training current. Approve and supervise any project improvements in cooperation with the Maint. Supervisor when approved by the owner.
Practice efficient Resident Selection and screening.
Be available for after-hours emergencies.
Operate efficiently and effectively within the office organization, including efficient use of computers and other tools available.
Coaches staff personnel to study and investigate areas such as quality improvement, cost reduction, method improvements, and equipment maintenance.
Empower staff to make dayto-day decisions for the property that comply with our outlined standards. Responsible to keep expenses within budget, by communicating with Director of Compliance and adhering to set policies for obtaining verifiable receipts and/or RFP’s.
Oversee special site projects or new developments in cooperation with other J & M affiliates ensuring positive communication between all teams to provide superior products to our marketplace. KNOWLEDGE, SKILLS, AND ABILITIES Extensive knowledge of property management and marked ability to analyze and respond to site problems. Excellent communication skills - both oral and written.

JOB REQUIREMENTS High School Diploma is required, a four year or associates degree in real estate management business administration or related filed is preferred. Formal and/or on-the-job training and education in property management, personnel management, and related areas of business management are preferred. Experience with AppFolio, Condo Manager or similar compliance software necessary. A minimum of one to three years of hands-on, successful working experience as a property or site manger (preferably within the J & M Property Management organizations) is preferred. Valid driver’s license.
