Job Description - Maintenance & Leasing Specialist

Job Title: Maintenance & Leasing Specialist (Hybrid Role)

 Position Status: Dual-Role (60% Maintenance / 40% Leasing)

Reports To: Community Manager

Position Summary

This hybrid role balances hands-on facility maintenance with customer-facing leasing operations. The dual-role team member split ensures property upkeep, quick response to resident repairs, and dynamic support for prospective tenant tours and leasing administration.

Work Split Overview

  • Maintenance Team Member (60% / ~24 hours/week): Focuses on unit turns, preventative maintenance, physical property inspections, and general repair work orders.

  • Leasing Intern (40% / ~16 hours/week): Focuses on prospective resident communications, conducting property tours, processing applications, and assisting with community marketing and administrative tasks.

Maintenance Responsibilities (60%)

  • Execute daily work orders including minor plumbing, basic electrical, appliance repairs, dry-wall patching, and painting.

  • Assist in prepping vacant units for new move-ins (unit turnover process).

  • Walk the property daily to ensure grounds, walkways, and common areas are clean and free of debris.

  • Perform seasonal preventative maintenance checks on HVAC filters, smoke detectors, and exterior lighting.

  • Maintain an organized inventory of maintenance tools and repair supplies.

Leasing & Administrative Responsibilities (40%)

  • Greet prospective residents, respond to phone/email inquiries, and schedule property tours.

  • Lead engaging tours of vacant units, amenities, and community grounds with prospective tenants.

  • Assist applicants through the online application, screening, and lease execution process.

  • Support community outreach, social media creation, and local marketing initiatives.

  • Help organize resident retention events and maintain updated prospective resident logs in the property management system.

Qualifications & Skills

  • Technical: Basic working knowledge of hand tools, minor home/facility repairs, and safety protocols.

  • Interpersonal: Strong communication, active listening, and customer service skills.

  • Organization: Ability to manage time effectively while shifting between physical labor and administrative duties.

  • Software: Comfortable using basic Microsoft Office / Google Workspace apps; willingness to learn property management software (e.g., Yardi, AppFolio, RealPage).

  • Requirements: High school diploma or equivalent; valid driver's license preferred. Physical ability to lift up to 50 lbs and remain on your feet for extended periods.

Schedule & Time Management Strategy

To prevent task overlap, hours are typically split by designated days (e.g., 3 full days in Maintenance, 2 full days in Leasing) or dedicated block shifts, subject to seasonal leasing demand and urgent property needs.
