Maintenance Supervisor

Tesoro Group is seeking an experienced Maintenance Supervisor to join one of our long-term clients’ team at (1) of their properties in St. Paul, MN (55118). The ideal candidate will have at least 3 years’ experience in Maintenance, working knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry and general construction. This role is contract to hire (90 days before conversion) or could go direct hire for the right candidate.

This role will be working with (1) building with 200+ units.

Salary: $35-$36/hour DOQ.

Schedule: Weekly schedule: Monday-Friday: 730am – 430pm. On-call every other weekend.

Responsibilities and Job Duties:

• Coordinates scheduling of vacant units, including in-house and contracted activities
• Inspects and approves workmanship quality of in-house and contracted personnel
• Check units just prior to move-in for final condition
• Schedules and prioritizes all service requests optimizing resident satisfaction, staff skills and abilities, and preservation of the asset
• Maintenance of swimming pool, amenity areas, spas, and fountains
• Maintenance, daily cleaning, and repair of common areas (to include sweeping, washing, and general cleaning)
• Responsible for adherence to budget guidelines and maintains inventories
• Monitor security - all vacant units, outside doors of clubhouse and other maintenance and/or common facilities and amenities
• Ensure doors are locked
• General property safety and security and accident prevention, including key control
• Maintain professional demeanor with residents
• Communicate regularly with Maintenance Supervisor or Community Manager regarding issues and recommendations for property improvements
• Purchases supplies and services as needed utilizing approved vendors after receiving approvals and purchase orders from manager
• Physical demands include, but are not limited to lifting, carrying climbing, stepping, kneeling, working outdoors, overtime and weekend on call rotation

Qualifications and Experience:

• At least 3 years’ experience in Maintenance, working knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry and general construction.
• Boilers experience required – certification or ability to obtain license is required.
• HVAC/Heating experience required – certification or ability to obtain license is required.
• Be able to work on-call every other week.
• Reliable and punctual traits while being accountable for working independently.
• Have a valid driver's license and valid auto insurance.
• Be able to pass a Kari Koskinen background check.
