Maintenance Technician

Charthouse at James Island is seeking a dependable, hands-on Maintenance Technician to help maintain the property, provide a great resident experience, and keep our community looking its best.

This is a well-rounded position ideal for someone who is comfortable handling day-to-day maintenance independently and taking ownership of the overall appearance and upkeep of the community. Because we operate with a team-focused approach, the position will also occasionally assist with showing available apartments to prospective residents.

Responsibilities

• Complete routine and basic resident work orders in a timely, professional manner
• Troubleshoot and perform minor repairs involving plumbing, electrical, appliances, HVAC, fixtures, and general maintenance
• Prepare vacant apartments for new residents, including completing unit turns, punch lists, repairs, and final inspections
• Maintain community grounds and common areas, including picking up debris, keeping exterior areas clean, and addressing general curb appeal needs
• Perform preventative maintenance and regularly inspect the property for needed repairs
• Coordinate with vendors and contractors when repairs require outside services
• Maintain maintenance supplies, tools, and inventory
• Respond professionally to resident maintenance concerns
• Occasionally provide tours/showings of available apartments to prospective residents and help create a positive first impression of the community

• Assist with other property needs as necessary

What We're Looking For

• Previous apartment, residential, hotel, or general maintenance experience preferred
• Working knowledge of basic plumbing, electrical, HVAC, appliance repair, and general property maintenance
• Ability to complete unit turns efficiently and identify maintenance issues proactively
• Strong attention to detail and pride in property appearance
• Dependable, self-motivated, and comfortable working independently
• Friendly and professional when interacting with residents and prospective residents
• Ability to prioritize work orders and manage day-to-day responsibilities with limited supervision
• Valid driver's license and reliable transportation preferred
