Job Description - Maintenance Technician

Rutherford MHC Management is looking to hire a full-time Mobile Home Community Maintenance Technician to service a beautiful all-age mobile home park community located in San Marcos, California.


The Maintenance Technician is responsible for ensuring that the day-to-day maintenance operations of the assigned Mobile Home Park run smoothly and efficiently. This includes ongoing maintenance of a clean and well-run Park environment, while fostering good will with the Community Staff and Residents in a professional manner.


The Maintenance Technician works in coordination with the onsite Community Manager and/or Maintenance Manager.

A DAY IN THE LIFE AS A MAINTENANCE TECHNICIAN


As a Maintenance Technician, you will work directly with the onsite Community Manager and/or the Maintenance Manager to maintain Park-owned facilities, amenities, common areas and equipment (clubhouse, swimming pool, spa, streets, street lights, play equipment, fences, walls, signs, mailboxes, laundry, storage areas, Park-owned homes/home sites, Park-owned vehicles/equipment, etc. as applicable) in safe, clean, and operational condition.


You are a strategic problem solver. A day in the life of a Maintenance Technician will include conducting inspections and maintenance. You will work with the Community Manager and/or the Maintenance Manager to manage mobile home park vendors and troubleshoot resident complaints concerning gas, electric, water and plumbing issues and submit accurate and timely routine reports as scheduled (maintenance, gas system, community inspections, etc.). You manage responsibilities in an unpredictable environment while caring for others. You create a positive living experience and enjoy the frequent opportunities to interact with a variety of people.


You also get to physically walk and inspect the community on a regular basis to address issues and ensure that everything is up to our high standards. Your excellent communication and interpersonal skills come into play as you interact with residents and collaborate with other staff and regional managers. You are always courteous and professional in all your interactions. You are never bored!


QUALIFICATIONS FOR A MAINTENANCE TECHNICIAN


Prepared for the unexpected. Strong and effective operational and problem solving skills. Ready for scheduled and unscheduled local, county, and state inspections. Must have an ability to communicate clearly and effectively with vendors, inspectors, co-workers, managers and residents.


Excellent project management skills. Ability to schedule and an understanding of laws and ordinances that are applicable to the Manufactured Housing Park industry. No prior property management experience necessary.



  • Attention to detail and neat penmanship.

  • Professionalism and a Customer Service attitude.

  • Normal range of hearing, vision, color discrimination and depth perception for proper operation of equipment.

  • Intermittent standing, bending, crouching, pushing/pulling, lifting/moving, lifting and carrying a minimum of 50 lbs. (light to heavy weight material/equipment), climbing ladders/stairs.

  • Ability to use and comply with requirements to use appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.).

  • Possession and maintenance of a valid driver's license.

  • Drive to purchase maintenance supplies at various maintenance supply stores from time to time.

  • Ability to be on an "on call" rotation for emergency service requests after hours and/or on weekends.

WORK SCHEDULE


This is a full-time Monday through Friday, 8:00 am - 4:00 pm position. You may be required to be on the "on call" rotation. On Call Rotation may involve emergency service requests which must be responded to after hours and/or on weekends.
