Job Description - Mechanical Manager

Pay: $110,000.00 - $150,000.00 per year

Location: This is a full-time, on-site opportunity based in Rockville, Maryland, offering close collaboration with estimating, preconstruction, design, and project teams.

Note: Candidates must have 5+ years of commercial construction estimating experience, including experience leading the bidding and budgeting process for mechanical trades. Strong candidates should also bring meaningful leadership experience within estimating or preconstruction.

Job Description

  • Lead mechanical trade estimating and preconstruction activities from early design through final bid and GMP development.
  • Develop detailed estimates throughout multiple phases of design, including Division 15 scopes.
  • Lead budget, bid, and GMP assembly for mechanical trade packages.
  • Coordinate mechanical scopes with other construction divisions and identify scope gaps or conflicts.
  • Lead mechanical constructability reviews and provide practical solutions that improve project outcomes.
  • Develop systems analyses, value engineering recommendations, alternates, and cost-saving strategies.
  • Manage trade partner and supplier coverage while identifying qualified partners for project and market requirements.
  • Research historical estimating data and apply lessons learned to future budgets and bids.
  • Participate in design progress meetings, project meetings, and client presentations.
  • Build productive relationships with trade partners, suppliers, clients, and design professionals.
  • Provide guidance, feedback, and coaching to developing team members.

Qualifications

  • 5+ years of commercial construction estimating experience.
  • 2+ years of experience leading bidding, budgeting, estimating, or preconstruction activities preferred.
  • Demonstrated experience managing mechanical trade estimates and bid packages.
  • Bachelor's degree in engineering, construction management, architecture, or a related field, or equivalent relevant experience.
  • Strong knowledge of construction management principles including constructability, quality, safety, and sustainability.
  • Experience preparing detailed estimates and working with Division 15 scopes.
  • Strong leadership, communication, organizational, and decision-making skills.
