Plant Operations/Maintenance Manager Job Description

SUMMARY

The Plant Operations/Maintenance Manager is responsible for maintaining all facility buildings, grounds, vehicles, and equipment in such a manner to provide a safe, orderly, and attractive environment for patients, visitors, and employees. This includes all facilities represented by Webster County Community Hospital.

This position complies with department and organization-wide policies, Critical Access Hospital requirements, Safety, and Infection Control, and all Federal and State of Nebraska regulations related to the performance of Webster County Community Hospital operations and requirements of the compliance program.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Maintains      building, ground, and equipment for all facilities.
• Possesses      technical skills in but not limited to plumbing, electrical, carpentry,      lawn care, mechanical repair, etc.
• Performs maintenance routines both general and planned on a wide range of electrical and mechanical plant and equipment, which includes but is not limited to: Lighting, Kitchen equipment, Domestic and portable appliances, Monitoring of gas fired boilers, Water services, including all required chemical testing, Safety equipment and testing, HVAC, Generator
• Establishes a      preventative maintenance program for daily, weekly, monthly, quarterly,      semi-annual, and annual check sand maintains records.
• Attends and      participates in manager, QA, Safety, and other meetings.
• Accompanies      Federal, State, or local authorities inspecting buildings, utilities      systems or equipment.
• Establishes and      maintains job specifications and descriptions for maintenance.
• Plans, develops,      implements, and controls the annual budget for maintenance.
• Performs all      maintenance and repair within the scope of knowledge and experience in a      timely manner.
• Communicates with      CEO on all major repairs that need to be completed.
• Develops and      maintains policies and procedures for the Maintenance department.
• Meets with      vendors to learn about new maintenance products and equipment and orders      supplies.
• Maintains an      emergency contact list for maintenance services provided to the facilities.
• Develops and      maintains a work schedule for maintenance.
• Able to handle      all emergencies pertaining to maintenance.
• Checks the oxygen      levels on a daily basis and maintains appropriate levels.
• Performs      generator testing on a scheduled basis.
• Monitors the HVAC      system through the computer to maintain proper temperatures throughout the      facility.
• Performs seasonal      outside duties including mowing, landscaping, trimming, and snow removal.
• Communicates      effectively with other department managers as necessary regarding      maintenance concerns and repairs in their areas.

EDUCATION AND/OR EXPERIENCE

• High School education or GED equivalency
• Trade school or equivalent years of experience      
• Previous healthcare or related field      experience preferred.
• Awareness of safe working procedures and      Health and Safety requirements required.
• Previous Management in a building maintenance      role/or similar experience required.
• Knowledge in HVAC: mechanical maintenance,      boiler training, high pressure steam, circulating pumps, centrifugal      chillers, cooling tower, etc.

CERTIFICATES, LICENSES, REGISTRATION

• Valid NE driver’s      license 
• Journeymen      license or apprenticeship in plumbing, and/or electrical preferred
