Description

Performs activities related to maintaining comfortable temperatures in University facilities by regulating heating and cooling systems. Collaborates with Building Management Systems (BMS) members for support will be available to assist with operational needs.



Responsibilities

Essential Duties and Responsibilities 

  • Maintains various steam and hot water plant systems campus wide.
  • Maintains boilers, chillers, pumping systems, heat exchangers, and chemical treatment support.

  • Assemblies, installs, and repair of various boiler plant equipment including but not limited to condensate systems, intake, exhaust, make-up water, exedra.

  • Performs duties of boiler plant operator on rotating shifts unsupervised when needed. This is a seasonal requirement and for one high pressure steam plant that supports heating for several buildings. This plant could be converted in the future to low pressure and would no longer require 24/7 support and rotating shifts. Currently that plant is still active.

  • Conducts testing of boiler safety devices during daily blowdown actions and notifies supporting members of concerns.

  • Coordinates and collaborates with water chemical treatment contractors for investigating systems and repairs.

  • Operates electrical devices daily of Variable Frequency Drives, Motor Starters and other similar equipment.

  • Operation and maintenance of four 1400 Ton Chillers and Cooling Towers that supports campus wide cooling. There are 12 plus remote Chiller sites that this team is also responsible for.

  • Coordinating and assisting contractors when needed to complete a repair or task.

  • Supports campus wide boiler service for one hundred plus boilers. This team supports and assists zone HVAC teams. Aerco, Lochinvar, Fulton, and Cleaver Brooks are majority of boiler brands on the campus. Preventative maintenance, sensor replacement, neutralization kits, heat exchanger cleaning will be included.
  • Supports campus wide chiller service and operation on 12 plus remote chillers and cooling towers. This will include troubleshooting of systems, Chillers, Cooling Towers and Pumps. Major chiller repairs will be supported by service agreements with contractors.
     


Qualifications

High School diploma or GED and five (5) years of relevant experience. Must possess and maintain a valid driver’s license. Licensing related to Steam and HVAC are preferred. Relevant experience may substitute for education.

While performing the duties of this job, the employee is regularly required to use hands to handle, or

feel. The employee frequently is required to stand; walk; sit; reach with hands and arms; climb or

balance; stoop, kneel, or crouch; and talk or hear. The employee must frequently lift and/or move up to

25 pounds, occasionally lift and/or move up to 75 pounds and push or pull up to 1000 pounds with

appropriate tools or moving equipment. Specific vision abilities required by this job include close vision,

and color vision. While performing the duties of this job, the employee is occasionally exposed to wet

and humid conditions, fumes and airborne particles, toxic chemicals, close spaces and is required to

climb ladders to access equipment in high and/or precarious places. The noise level in the work

environment is usually moderate.
