The Opportunity

Solid Rock Recruiting is conducting a confidential search for an experienced Commercial Painting Project Manager to join an established and growing contractor serving Alexandria, Northern Virginia, Washington, D.C., and the surrounding market.

This position is ideal for a project manager who understands commercial painting and coatings, takes ownership of project performance, and can successfully manage multiple projects from turnover through final closeout.

The Project Manager will oversee schedules, budgets, labor planning, material procurement, change orders, customer communication, and coordination with field leadership. The right person will be organized, proactive, financially focused, and capable of building strong relationships with general contractors, owners, vendors, and field teams.

What You’ll Do

• 
  

  Manage multiple commercial painting projects from pre-construction through completion.

  
  


• 
  

  Review contracts, estimates, plans, specifications, and project scopes.

  
  


• 
  

  Develop project schedules, budgets, labor plans, and material requirements.

  
  


• 
  

  Coordinate project startup and turnover with estimating and field leadership.

  
  


• 
  

  Manage submittals, RFIs, change orders, billing, and project documentation.

  
  


• 
  

  Track labor productivity, material costs, job profitability, and project forecasts.

  
  


• 
  

  Procure paint, coatings, equipment, and specialty materials.

  
  


• 
  

  Coordinate with superintendents, foremen, vendors, subcontractors, and general contractors.

  
  


• 
  

  Attend project meetings and maintain clear communication with customers.

  
  


• 
  

  Identify potential scope conflicts, schedule delays, and cost exposures.

  
  


• 
  

  Prepare and negotiate change-order proposals.

  
  


• 
  

  Ensure projects meet quality, safety, schedule, and financial expectations.

  
  


• 
  

  Support project closeout, punch-list completion, and final billing.

  
  


• 
  

  Build long-term relationships that generate repeat business.

  
  

What We’re Looking For

• 
  

  Five or more years of commercial painting project management experience preferred.

  
  


• 
  

  Strong knowledge of commercial painting, architectural coatings, surface preparation, and application requirements.

  
  


• 
  

  Experience managing multiple active commercial construction projects.

  
  


• 
  

  Ability to read and interpret plans, specifications, contracts, and construction documents.

  
  


• 
  

  Strong budgeting, scheduling, cost-control, and forecasting skills.

  
  


• 
  

  Experience managing change orders, billing, procurement, and project closeout.

  
  


• 
  

  Excellent communication, organization, and customer-service skills.

  
  


• 
  

  Ability to work effectively with office personnel and field teams.

  
  


• 
  

  Proficiency with Microsoft Office and construction management software.

  
  


• 
  

  Familiarity with estimating and takeoff software is preferred.

  
  


• 
  

  Valid driver’s license and ability to travel throughout the Northern Virginia and Washington, D.C. market.
