Project Manager – Luxury Custom Residential Construction
Location: Bluffton, SC Compensation: Approximately $100,000–$125,000 Benefits: Health Insurance Reimbursement, PTO, Car Allowance
About the Opportunity
We're partnering with an established luxury custom home builder seeking an experienced Senior Project Manager to oversee high-end residential construction projects from pre-construction through completion.
This is an opportunity for a hands-on construction professional who understands the complexity of custom homes and takes ownership of the details that make a project successful. The ideal candidate combines strong technical construction knowledge with proactive scheduling, cost control, quality assurance, and clear communication.
You'll work closely with leadership, clients, interior designers, architects, subcontractors, and suppliers to keep projects moving forward while maintaining exceptional craftsmanship and a high level of client satisfaction. This role may also include mentoring assistant project managers and helping develop the next generation of construction leaders.
Key Responsibilities
Project Management: Oversee multiple luxury custom home projects from planning through final completion, maintaining schedules, budgets, quality standards, and client expectations.
Scheduling & Accountability: Develop and maintain project schedules, anticipate upcoming needs, coordinate trades, and proactively address delays or potential issues before they affect progress.
Technical Execution: Review construction plans, specifications, designer lookbooks, and detailed drawings to ensure design intent is accurately executed in the field. Identify discrepancies and ask the right questions before work proceeds.
Quality Control: Conduct regular job-site walkthroughs and phase-specific quality checks to identify and resolve issues early, minimizing rework and protecting the finished product.
Cost Control: Monitor project budgets, estimates, change orders, material quantities, and subcontractor costs. Help protect project margins through careful planning and accurate execution.
Trade & Vendor Coordination: Lead pre-construction meetings, coordinate material deliveries, and maintain strong working relationships with subcontractors, suppliers, designers, and other project partners.
Client Communication: Keep homeowners informed throughout construction, manage expectations, and ensure changes are communicated and documented appropriately.
Documentation & Reporting: Maintain accurate project records, daily field logs, photographs, schedules, and weekly updates using BuildBook, Dropbox, and other project management tools.
Team Leadership: Provide direction and accountability for project team members, including assistant project managers when applicable. Set clear expectations, follow through on commitments, and lead by example.
