Pay Range: $27.78 - $33.95.
Final salary is dependent on a candidate’s experience and qualifications.
 


 


Summary of Responsibilities


The Real Estate Quality Assurance Specialist independently performs quality assurance reviews of real estate loan files to ensure documentation and lending activities are accurate and consistent with established credit union policies, procedures, underwriting guidelines, regulatory requirements, and investor guidelines. The position identifies and analyzes exceptions, determines appropriate corrective action within established guidelines, and monitors findings through resolution.


The Specialist researches and analyzes complex quality assurance issues, identifies trends and recurring exceptions, and provides recommendations for process, workflow, procedural, or training improvements. This position works closely with Mortgage employees and leaders to communicate findings, provide guidance, coaching, and training, and influence practices that improve loan quality and reduce recurring errors. Complex regulatory interpretations and significant risk matters are escalated to the appropriate leader.


Education


A high school education or GED


Experience


Three years to five years of similar or related experience.


Knowledge and Skills



  • Knowledge of real estate lending, loan origination, servicing, underwriting, or quality assurance processes.

  • Working knowledge of applicable mortgage lending regulations, investor requirements, underwriting guidelines, policies, and procedures.

  • Strong analytical and problem-solving skills with the ability to research and evaluate complex quality assurance issues and develop recommendations for resolution.

  • Ability to independently interpret and apply established policies, procedures, underwriting guidelines, investor requirements, and quality assurance standards.

  • Strong attention to detail with the ability to identify documentation errors, inconsistencies, exceptions, and potential areas of risk.

  • Strong interpersonal communication skills with the ability to effectively communicate sensitive or complex quality assurance findings.

  • Ability to influence, coach, and provide guidance to employees and leaders regarding quality assurance requirements, findings, and corrective actions.

  • Ability to build collaborative working relationships and obtain cooperation when addressing exceptions, recurring errors, or required corrective actions.

  • Ability to provide training and education related to established quality assurance standards, lending requirements, and identified areas for improvement.

  • Strong organizational and time-management skills with the ability to independently manage multiple reviews, findings, and follow-up activities.

  • Proficiency with Microsoft Office and the ability to learn and effectively utilize lending and quality assurance systems.

  • Ability to maintain confidentiality and appropriately handle sensitive member, employee, and business information.


 


Essential Duties and Responsibilities



  1. Independently perform quality assurance reviews of real estate loan files to determine adherence to established credit union policies, procedures, underwriting guidelines, regulatory requirements, and investor requirements.

  2. Review loan documentation for completeness, accuracy, consistency, and compliance with established requirements; identify, analyze, and document exceptions or discrepancies.

  3. Evaluate identified quality assurance exceptions and determine appropriate corrective action within established guidelines. Escalate complex regulatory interpretations, significant risk matters, or issues outside established authority as appropriate.

  4. Research and analyze complex quality assurance exceptions, including situations where established procedures or prior precedent may not fully address the issue; evaluate available information and potential solutions and provide recommendations for resolution.

  5. Monitor quality assurance findings through resolution, follow up on required corrective actions, and validate that identified exceptions have been appropriately addressed.

  6. Communicate quality assurance findings and required corrective actions to Mortgage employees and leaders, including sensitive or complex findings, and work collaboratively to obtain appropriate resolution.

  7. Provide feedback to Mortgage employees regarding established quality assurance requirements, recurring exceptions, corrective actions, and practices that improve loan quality and reduce errors.

  8. Partner with Quality Assurance Analyst to address recurring quality issues and influence changes in practices, workflows, or behaviors based on quality assurance findings and trends.

  9. Assist Quality Assurance Analyst in preparing and maintaining quality assurance reporting, including review results, findings, trends, exception rates, corrective actions, and other information used by management to evaluate loan quality and operational risk.

  10. Assist with the development and maintenance of quality assurance review standards, checklists, procedures, job aids, and other departmental documentation based on established lending and investor requirements.

  11. Support internal and external audit, examination, and quality control activities by gathering, reviewing, and organizing requested documentation and information.

  12. Effectively collaborate and communicate with team members, leaders, members, business partners, and other stakeholders to support business operations and achieve departmental objectives. This includes participating in designated onsite workdays and other required in-person activities, such as meetings, training, coaching, mentoring, problem-solving, and cross-functional collaboration, as determined by business needs. Secondary Duties and Responsibilities



  1. Assist with special projects and research related to mortgage quality assurance and departmental initiatives.

  2. Support investor certifications, vendor due diligence, audits, and other mortgage quality assurance activities as assigned.

  3. Participate in cross-training and professional development to maintain and expand knowledge of mortgage lending, servicing, investor requirements, regulations, and quality assurance practices.
