The Settlement Closer is responsible for managing and facilitating real estate closings from start to finish. This role ensures all documents are properly prepared, funds are accurately disbursed, and the transaction complies with company policies, lender requirements, and state/federal regulations. The Settlement Closer acts as the primary point of contact for buyers, sellers, real estate agents, and lenders, providing professional guidance throughout the entire closing process.
ESSENTIAL FUNCTIONS:
Document Preparation & Compliance
Review title commitments, lender instructions, purchase agreements, and related documents to confirm total accuracy and regulatory compliance.
Prepare Closing Disclosures (CDs), ALTA settlement statements, and all other required closing documents.
Verify that all specific title and loan conditions are fully satisfied prior to the settlement date.
Maintain accurate records and documentation in strict accordance with company policies and legal guidelines.
Closing Coordination & Execution
Coordinate with real estate agents, lenders, attorneys, and other involved parties to schedule and conduct closings at various real estate locations.
Conduct the settlement/closing meeting, ensuring all documents are properly executed, acknowledged, and notarized.
Submit completed closing packages to lenders, attorneys, and internal post-closing departments immediately following the transaction.
Financial Management & Recording
Manage the accurate disbursement of funds, including the handling of payoffs, commissions, escrow, and recording fees.
Facilitate the recording of deeds, mortgages, and other critical documents with the appropriate county or municipal offices.
Address and resolve any questions or concerns from buyers, sellers, or agents in a timely and professional manner to ensure excellent customer service.
QUALIFICATIONS:
Experience as a Settlement Closer or in a similar title/escrow role is required
Strong understanding of the real estate closing process, including document preparation, lender requirements, and title coordination
Highly organized with strong attention to detail and the ability to manage multiple files and deadlines simultaneously
Strong communication skills, with the ability to guide buyers and sellers through the closing process in a clear and professional manner
Comfortable using closing software and digital tools in a fast-paced environment
Ability to review documents and financial figures for accuracy, including closing disclosures, settlement statements, and disbursements
Familiarity with real estate regulations, recording processes, and post-closing requirements is preferred
Please Note:
This is a full-time, in-office position based in our Allentown or Bethlehem office.
Remote work is not available.
