Resident Services Coordinator

The Park at Franklin is a 648-unit garden style apartment community looking for a Resident Services Coordinator to join their team. This position is primarily responsible for performing all activities related to maintenance administration and coordination.

Duties & Responsibilities:

  Respond promptly to resident phone calls and emails.

  
  


• 
  

  Accurately log and route service requests; schedule maintenance and follow up with residents.

  
  


• 
  

  Assign work orders to technicians and maintain the make-ready board.

  
  


• 
  

  Walk completed unit turns, create punch lists, and conduct pre-move-in inspections to ensure lease compliance.

  
  


• 
  

  Coordinate vendor scheduling for turns and extermination services.

  
  


• 
  

  Schedule and accompany inspectors for Certificate of Occupancy (CO) inspections; handle related paperwork and payment requests.

  
  


• 
  

  Collaborate with leasing and turns staff to coordinate move-ins.

  
  


• 
  

  Conduct periodic unit inspections and arrange necessary maintenance.

  
  


• 
  

  Process purchase orders and invoices.

  
  


• 
  

  Maintain resident files, property data, and company confidentiality.

  
  


• 
  

  Support resident satisfaction efforts through follow-ups and communication.

  
  


• 
  

  Work closely with the Property Manager and team to enhance service quality and operational efficiency.

  
  


• 
  

  Represent the company professionally; maintain positive relationships with residents, vendors, and team members.

  
  


• 
  

  Demonstrate initiative, problem-solving, and ability to work independently.

  
  


• 
  

  Uphold Fair Housing laws and company policies.

  
  


• 
  

  Assist with marketing efforts and general property support as needed.

  
  


• 
  

  Must have reliable transportation for company errands.

  
  


• 
  

  Flexibility with schedule and willingness to perform additional duties as assigned.
