Superintendent / Senior Superintendent Location: Miami Beach / Palm Beach corridor, FL Industry: High-End Residential Construction (Ground-Up Custom) Reports To: Director of Field Operations
About the Opportunity An established South Florida luxury residential builder with a 15-year track record is expanding its field team. The firm builds ground-up custom estates and high-end condominium projects for discerning private clients, working alongside nationally recognized architects and interior designers. Projects are deliberately grouped between Palm Beach and Miami Beach, with a recent push deeper into Miami — so you are not living on I-95. Current and upcoming work includes:
30,000 SF ground-up estate — approximately $50M, two stories, two wings
15,000 SF ground-up custom home
10,000 SF high-end condominium — $17M–$18M
These are healthy-budget projects with unusually complete and detailed drawing sets. Every element is intentional.
What You'll Own
Run the site day to day from precon through certificate of occupancy
Coordinate all trades and resolve field conflicts before they escalate to the office
Own the 2–3 week lookahead and participate directly in the master schedule process
Review and approve shop drawings and submittals; assess constructability before work is released
Perform layout and verify installed work in the field against drawings, shop drawings, and submittals
Maintain daily logs, photo documentation, and RFI tracking in Procore
Enforce quality standards on high-end finishes and custom details
Manage manpower planning and hold trade partners accountable to schedule and scope
Mentor and develop assistant superintendents and junior field staff
Field structure:
These jobs are intentionally well-staffed. The larger estate runs a Senior Superintendent, two Superintendents, and two Assistant Superintendents — one Superintendent per floor, with assistants covering wings and exterior coordination. You are not stretched thin across everything.
What We're Looking For Hard Requirements
Proven ground-up high-end residential experience — ideally at least one project delivered from precon through CO
Strong construction fundamentals: sequencing, layout, means and methods, trade coordination
Ability to read and interpret architectural, structural, MEP, and shop drawings at a detailed level
Scheduling capability — Primavera P6 or Microsoft Project preferred; must be a real contributor to the schedule, not a passive recipient
Procore proficiency; genuinely organized and disciplined with documentation
Comfortable in the details on projects where finishes, alignment, and craftsmanship are non-negotiable
Preferred
Bilingual (English / Spanish)
Degree or industry certification — viewed as a signal of commitment, not a requirement
Experience mentoring assistant superintendents or foremen
Cultural Requirements — Non-Negotiable

Operator, not a check-in. You make decisions and run your site without calling the office over every issue.

Starts with the end in mind. Anticipates what's coming three weeks out, not what's on fire today.
Team Structure Superintendents and Project Managers operate as peers — the PM does not sit above the Super. Superintendents report to the Director of Field Operations; Project Managers report to the Director of Project Management. Both functions are led by long-tenured leaders promoted from within.
Growth Path The firm runs a defined internal growth matrix. People here have moved from laborer to field engineer to assistant superintendent to superintendent to senior superintendent within a mid-size team, nearly 1/3rd have 10+ years of tenure. Leadership is actively building the next layer of field operators — this role has a clear runway.
