The Transition Coordinator works closely with the Transition Director (both internal and external), from which new communities are being brought into the portfolio, together with Michaels corporate & regional leadership, department heads, and other teammates to help ensure the successful and smooth transition into the Michaels Management Portfolio. The Transition Coordinator will work with the Transition Director to help gather and send out any key reports & items for the transition of asset(s).
1. Assist the Transition Director with the transition tasks that are required to conduct a smooth Transition.
2. Schedule meetings with the internal team to discuss upcoming transitions and take notes on any concerns or requests that may arise during the meeting.
3. Assist the Transition Director with onboarding or offboarding of Utility & Telecommunications accounts associated with this property. (Telecommunications accounts responsibility may change)
4. Maintain proactive and prevention-based working relationships with Sagility, TrashPro and other third-party vendors in planning ahead to mitigate challenges incidental to utility account transfers (electric, gas, sewer, water), trash hauling services, telephone & internet connectivity, resident (individual unit) cable television/internet services, pest control, landscaping and etc. to minimize and eliminate disruptions at transition points.
5. Work closely with Accounting Department teammates toward timely implementation of bank accounts, accounts payable processes, billing/tenant receivables and cash management conventions.
6. Help to ensure open and candid disclosure and review of all compliance-related materials (regulatory agreements, state agency requirements, etc.) between the selling party(ies) and either the Affordable or Attainable Compliance Departments.
7. Facilitate, in conjunction with Michaels IT, the acquisition, configuration and utilization of computer hardware, handheld devices, printers, copiers and other equipment necessary to the operation of rental & maintenance offices and common areas (as applicable).
8. Monitor and track the activities of Michael teammates responsible for the successful transfer and transition of property, financial, and resident-related data (electronically or manually) from the original PMS to the recommended PMS within the Michaels universe.
9. Any and all other duties & responsibilities as may be assigned.
Required Experience:
- A minimum of 2 years’ experience in multifamily property management.
Required Education/Training:
- High School Diploma or equivalent required.
- Two or more years of college is preferred.
- After hiring, you may be required to complete any additional program training/testing..
Required Skills and Abilities:
- Track and monitor multiple activities subject to fixed deadlines
- Maintain records of activities specific to various properties
- Attention to detail and follow-up specifics
Working Conditions:
- A professional but relaxed office environment
- May work around, though not directly with, cleaning solvents, paint fumes and landscaping chemicals.
- Evening and weekend work and travel may be required.
Salary Range Information:
The range displayed on each job posting reflects the targeted base salary for the position. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
