Deputy General Manager

KITE Search are currently working with arguably one of the most prestigious Hong Kong property developers who have significant assets from Residential and Retail to Commercial and large mixed use projects. One of their key markets is China where they have significant presence in most of the major cities.

One of their flagship properties is a famous mall, which has over 90,000sqm floor space with over 340 luxury shops and attractions and 90% leased out. We are now looking for an experienced Deputy General Manager - Leasing to oversee this property and drive the relationship with the tenants and increase revenue spend from consumers.

Responsibilities:

• Property leasing for the entire mall
• Responsible for the overall revenue generation via leasing rental, retail sales commission and other income
• Drive retail sales: partnering with tenants and internal resources to drive tenant sales growth, leading to sales turnover growth for the mall
• Managing the leasing pipeline (approximately 75 contracts per year, including new tenants and renewals) to continuously improve the positioning, retail sales and revenue of the asset
• Drive the overall leasing and contract cycle; from lead generation to contract negotiation/signing, handover and opening
• Interface internally with Central Leasing team for key tenant negotiations
• Develop and manage the future tenant profile and zoning mix, in line with evolving local market requirements
• Continuously monitor tenant operations to ensure operational quality and customer experience
• Maintain local market and competitive landscape insights and help to incorporate them into mall leasing strategy and positioning
• Review and maintain the tenant database and rent roll
• Drive analytics of retail sales and revenue

Profile:

• 10+ years of relevant experience, including at least 3 leading a leasing team
• Professional experience and personal affinity in working with luxury and premium brands and assets
• Familiar with various international luxury and domestic brands
• Familiar with the retail market and consumer trends
• Existing strong brand resources considered advantageous
• Strong analytical and negotiating ability
• Ethically impeccable and role model to others
• Tenacious to drive results and to create a high performance team
• Understanding of multi-functional approach and way of working
• Fluency in English and mandarin Chinese (reading and writing)
