Summary: Motivated Sales Team Lead with a passion for the renting accommodation sector. Experienced in sales and customer service, dedicated to matching students with their ideal living arrangements. Skilled in property promotion, negotiation, and client management. Seeking to utilize expertise in the dynamic student housing market to drive occupancy and enhance the student living experience. Responsibilities: Client Engagement and Consultation: Act as the primary point of contact for students seeking accommodation, providing guidance and assistance throughout the letting process. Conduct thorough needs assessments to understand students' preferences, budget, and location requirements. Offer personalized recommendations and property tours to showcase available inventory and address student needs effectively. Property Promotion and Marketing: Develop and implement marketing strategies to promote student accommodation properties effectively. Utilize various channels such as online platforms, social media, and university networks to reach prospective tenants. Create compelling property listings with engaging visuals and detailed descriptions to attract student renters. Negotiation and Letting Agreements: Negotiate rental terms and lease agreements with prospective tenants, ensuring compliance with company policies and regulations. Handle price negotiations, rental incentives, and other relevant terms to secure leases and maximize occupancy rates. Coordinate the signing of tenancy agreements and ensure all necessary paperwork is completed accurately and efficiently. Client Relationship Management: Build and maintain strong relationships with students, universities, and relevant stakeholders to foster a positive reputation and increase referral business. Provide ongoing support and assistance to tenants throughout their tenancy, addressing any concerns or maintenance issues promptly and professionally. Administrative Duties: Maintain accurate records of property listings, tenant inquiries, and leasing activities using appropriate CRM systems or databases. Prepare leasing documents, rental agreements, and related paperwork in accordance with company policies and legal requirements. Role Overview: Additional Responsibilities: You will be in charge of forming, leading, training and motivating a team of sales people to achieve sales targets and KPIs. You will also be an active participant in hiring process and form your own team for the company. Develop and execute strategic sales plans to maximize occupancy and revenue. Cultivate strong relationships with universities, student organizations, and other key stakeholders to drive referrals and partnerships. Conduct regular market analysis and monitor industry trends to identify opportunities for growth and differentiation. Collaborate with marketing and operations teams to optimize property promotion and leasing processes. Provide ongoing training, coaching, and performance feedback to sales team members. Oversee the preparation and negotiation of leasing agreements and contracts. Qualifications: Minimum 1 year of experience in the real estate or student accommodation sector for UK market and minimum 3 years of experience being a manager in your portfolio. Proven track record of driving sales performance and achieving targets. Work timings and days: On-site and from Monday to Friday 12:00 - 21:00 with Alternative Saturday's Salary (Fixed): 60,000 - 90,000 INR (per month) depending on how big problem you solve for the company + on target commissions of up to 25,000 INR / per month.
