Job Overview: 
We're seeking an experienced Commercial Property Manager to manage a diverse portfolio that includes strata retail, freestanding retail buildings, strata office, and office buildings. This role involves taking over the day-to-day tasks from a senior team member moving into a higher role, with guidance available as needed. 

The ideal candidate should be able to operate independently and proactively manage relationships with landlords, tenants, and clients to exceed service delivery expectations.

Key Responsibilities:

• Develop and manage strong relationships with landlords, tenants, and clients.
• Serve as the primary point of contact for all property management-related communications.
• Ensure compliance with lease terms, legislative requirements, and company policies.
• Conduct rent reviews, lease renewals, and negotiate new leases.
• Manage property operating expenditures, including budget preparation and financial reporting.
• Ensure timely payment of lease expenses and manage rent roll variances.
• Prepare and present regular property management reports.
• Oversee maintenance and capital works, ensuring prompt resolution of issues.
• Support a culture of best practice and innovation within the property management team.
• Provide administrative support across the portfolio as required.

Qualifications:

• Current Agent Representative license.
• Current Drivers License.
• Minimum 3 years’ experience in the Commercial Property Industry, ideally in Property Management.
• Excellent communication skills, both written and verbal.
• Property-related degree (preferred but not essential).
• Strong organizational and time-management skills.
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and property management software (Re-Leased)
• High attention to detail and accuracy in managing financial records and reports.
