Job Description - Community Manager

Role Summary:

Lead the operations of an assigned property including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals and ensure that the operation of the property complies with Company policies and procedures as well as all federal and state related policies relating to and governing the build to rent housing market and real estate industry related to the industry. The Community Manager engages the team(s) in delivering vibrant, safe, and welcoming communities our residents will enjoy.

Role Responsibilities:

  • Champion consistency and operational excellence in each community by ensuring people and practices are aligned to create positive memorable experiences by exceeding expectations. Proactive in striving for continuous improvement through feedback and act as a role model at all times by demonstrating the core values.
  • Develop and execute local marketing and leasing strategies, informed by market data and economic trends, to achieve occupancy and revenue goals, overseeing the implementation of campaigns, advertising, and promotional activities through effective leadership.
  • Oversee financial transactions, manage timely rent and fee collections, prepare monthly financial reports, analyze statements to forecast annual budgets, monitor financial goals, and address client concerns promptly.
  • Enhance resident satisfaction by addressing concerns promptly and effectively, while managing the lease enforcement process, including application approvals, inspections, and adherence to lease terms, fees, and eviction procedures.
  • Manage purchase orders, invoices, and communication with vendors, contractors, and service providers, ensuring compliance, reconciling work or products, utilizing Chart of Account codes, and facilitating communication between stakeholders.
  • Regularly inspect properties, taking actions to maintain safety and appearance standards, while supervising staff through recruitment, onboarding, and training, ensuring performance aligns with company policies and fostering skill development for future goals and succession needs.
  • Assist in managing the client/owner/investor relationships by meeting with these stakeholders, conducting property tours, providing updates and information about the property’s performance, and responding to requests as needed.
  • Offer emergency and after-hours support to properties, oversee tenancy management processes, and collaborate with retail and industry partners in leasing and managing commercial tenant occupancies.
  • Collaborate with Health & Safety to foster a safety culture, oversee compliance activities for a safe environment, and ensure community operations align with company policies and legal regulations. Manage maintenance, capital projects, and internal teams to ensure timely communication and completion within specified budgets and timelines. Ensure the property’s compliance with pertinent regulations and provide performance data and reporting thereof.

About You

Good level of general education and a valid driver’s license. Proficiency in using property management software. Training will, however, be provided. A knowledge and understanding of Australia Health and Safety policies preferably with some form of recognised training. Able to obtain a favourable National Criminal History Check and Working with Children Check.

Experience of successfully driving leasing performance and managing operations within the property sector or similar environment and experience with leading a team and a proven track record in delivering service excellence in a similar management role/ environment. A strong team player but capable of working autonomously and taking ownership. Excellent organization skills with the ability to multi task and prioritize, excellent verbal and written communication skills. Numerical skills necessary to complete the above activities. Detailed knowledge of Landlord/Tenant Legislation would be desirable.
