The Opportunity:  

We're on the lookout for a skilled and experienced property professional to fill the position of Investment Manager. You will take the reins on new acquisitions and developments, as well as the optimisation of the existing portfolio. This role calls for a strategic thinker with a solid understanding of real estate markets, legal frameworks and commercial negotiations. The ideal candidate will excel at managing intricate transactions, minimising risks, and optimising financial outcomes.

Key Responsibilities:

  1. Portfolio Optimisation: Effectively collaborate with internal teams to manage and optimise the performance of the portfolio.
  2. Opportunity Identification: Undertake extensive market research within identified regions and asset classes to identify investment and development opportunities, market trends and understand the competitive landscape.
  3. Development: Take the lead on development projects within the portfolio, coordinating the planning, design, feasibility and delivery.
  4. Transaction Management: Overall management of commercial property transactions from start to finish, including acquisitions, disposals, leases, and joint ventures.
  5. Due Diligence: Coordinate with the broader team and external consultants to complete due diligence processes, from property inspections to financial analysis, legal reviews, and environmental assessments.
  6. Financial Modelling:  Accurately analyse potential investments, project feasibilities and financial performance forecasts.
  7. Negotiation: Advise on terms and conditions negotiated on all purchase and lease negotiations to secure favourable outcomes while mitigating risks.
  8. Legal Compliance: Ensure compliance with legal and regulatory requirements throughout transactions, including property regulations, contract terms and AFSL requirements. 
  9. Relationship Management: Develop and maintain strong relationships with agents, lawyers, investors, and other stakeholders pertaining to the portfolio.
  10. Reporting: Prepare detailed reports and presentations to update management on transaction progress, financial analysis, and investment recommendations.

Requirements:

  1. Minimum of 5 years of experience in commercial real estate transactions, including acquisitions, disposals, leasing, and asset management.
  2. Strong financial skills, with expertise in financial modelling, investment analysis, and valuation techniques.
  3. Demonstrated negotiation skills with a proven track record of closing complex real estate transactions successfully.
  4. In-depth knowledge of commercial real estate markets, property types, and investment strategies.
  5. Familiarity with legal and regulatory frameworks governing commercial real estate transactions and AFSL legislation.
  6. Exceptional communication, interpersonal, and presentation skills.
  7. Strategic thinking abilities, with a knack for identifying and capitalising on market opportunities.
  8. Detail-oriented with strong analytical and problem-solving skills.
  9. Proficiency in MS Office suite and real estate investment software.
  10. Flexibility to travel interstate when required.
