What is tax depreciation for investment properties?

When a property is built or renovated, over time, its structure and the assets contained within it wear out – they depreciate in value. The Australian Tax Office (ATO) allows owners of rental properties to claim this depreciation as a tax deduction. This is where BMT comes in – we provide industry-leading depreciation reports for our investors to use at tax time.

The Opportunity

Joining our team as Quantity Surveyor, you will specialise in the niche area of tax depreciation. This position will predominately prepare reports on commercial properties and will assist our tax team with residential reports as required.

Bringing your experience and estimating skills, you will also conduct maintenance and updates relating to building cost data across the BMT services. This includes our website build cost calculator, cost tables for our newsletter, realestate.com renovation cost estimator, and BPIs (Building Price Indices) for our in-house reporting program. 

You will be involved in future projects relating to the advancement of our systems and in time, be responsible for preparing replacement cost estimates.

Day-to-day this exciting opportunity will see you:

• Analysing, entering, classifying and interpreting data relating to investment properties
• Estimating construction costs and asset values using resources supplied
• Conducting property and asset research
• Assisting clients using a high level of customer service with questions relating to their report and providing depreciation education
• Working closely with our Quality Assurance team to ensure report accuracy
• Manage construction cost data across our various resources

About You

• You have industry qualifications or are currently undertaking your studies in a building or construction related university degree with a keen desire to specialise in tax depreciation.
• Meticulous attention to detail and accuracy of work
• Financial mathematical ability
• Ability to collaborate as part of the team
• Time efficient and a good lateral thinker
• Desire to learn and grow in the specialised area of tax depreciation with ongoing support from your employer
• Experience/knowledge of Asset Registers, Capital Allowances and tax legislation related to depreciation is highly regarded
• Membership with the AIQS is beneficial but not essential to apply
• Experience working with multiple programs at once highly regarded
• Experience working towards KPI’s and targets highly regarded

The successful applicant will receive full on-the-job training and ongoing support to further broaden their knowledge in the construction industry outside the traditional path of quantity surveying cost management.
